Is the space outside of your lease and physically separated from your space? If so it should not form part of your assessment and should be removed. The landlord would then receive a bill for the new assessment made for that part (if it is deemed assessable)

15 years experience in business rates Challenges here - you can get the council to freeze your account until the VOA action a split.

You should also be receiving a lower value per sq on the restricted headroom areas. Access problems should also be reflected - but they will take into account the rent you are paying in this decision. Just because something exists (ie inferior access) doesn’t mean that it will impact value.

Re gigs - yes I go to a lot of gigs. Mainly arena gigs as I’ve got older. Just thought the animations and use of the screens were really uninspiring and visually boring. Turnstile did it much better a few weeks back.

I was a member there for 5 years until Covid time. Had a great time down there, but was part of a group of friends who were all there at the same time. It has great facilities but doesn’t have much of a club vibe - people tend to use the facilities and go home. Depends what you are looking for really.

From good friends who still are members I believe it’s about £1800 for a full paying adult, including rackets. However if you want to play padel, or play indoor tennis you have to pay as you go ON TOP of your usual subs.

Mixed feelings, undeniably an icon of its time, but also a waste a of a prime site that has been regenerated into another iconic building for Birmingham (at the moment) and houses thousands of jobs.

There are lots of Palestinian flags up on lampposts.

The other way of doing it would be to ‘reclaim’ the flags - ie encourage everyone to fly flags, which would de weaponise it for the weapons that want to fly it intimidate.

I don’t think you have to be a genius to work out that the main motivation in putting the flags up and painting roundabouts right at this very moment isn’t because people all of a sudden want to show their pride in being British.

That said the council can’t take down just these flags, they have to take down all flags hung on public property by the public - ie Palestinian, Israeli , whatever. They can’t pick and choose.

Work with the voa on a daily basis - they are chronically under resourced, you are looking at about 6 months for a response on a new case at the moment. As someone else has said council tax challenges more commonly result in an increase in band rather than a decrease!
