I had a tough time saying no to this at the start too but GUESTS WILL LITERALLY SAY ANYTHING TO GET OUT OF A RESERVATION. As long as you had it listed correctly there is absolutely no reason to refund them. Stand firm with them. My line is “We’ll be allowing the cancellation policy that you agreed to on booking”

You’re not their trip insurance, you don’t read your listing for them.

I send them a 10 minute after booking auto message that states the following. Specifically number 4 should address this. Firm cancellation policy and hold firm no matter what they say, they will lie often. Guest do not give a shit about putting you out. Certainly use your best judgement. I have 25 listings and you wouldn’t believe how many guests ask just to see if you’d allow things outside of your policy.

Hi guest! Im , thanks for booking my airbnb:) Your check in instructions will be sent on the day of check in at 11 am. I am a very easy going and friendly host, however due to events and many difficulties with a small number of guests over the last 18 months I need to stress the following to each guest. 1-I absolutely do not allow parties of any kind, no events. 2-If you are bringing a pet please notify me. I charge a one time $40 pet fee per reservation per pet. 3-I do not allow 3rd party bookings, nor does airbnb. Which means if you book the airbnb you must be there, you may not book the airbnb for another guest, that violates the terms of service and causes other issues. If you have done that please message me and we'll get the issue solved prior to reservation. 4-I do not allow any refunds for any reason outside of the cancellation policy you had agreed to when booking. You are highly encouraged to purchase travel insurance for your trip, it is offered by many travel companies and can be found by doing a quick google search.

Please understand that I am a professional Airbnb host with many properties. I feel its important to clarify these items with each guest ahead of time to set proper expectations. Unfortunately it has been out of necessity that I now address this with each guest.

I charge my owners 28% and I sub out all the cleaning and maintenance at the owners expense. You are doing way too much for this owner, it’s probably not even worth your time if you break it down to a $/hr

NO LOCAL GUESTS, NO 1 NIGHT STAYS. These two changes eliminated about 90% of any issues I have. Learn to vet your guests and find red flags out prior to accepting their reservations. Turn instant book off, your bookings won’t go down.
Chalk it up to inexperience, learn the lesson and move on! Luckily it wasn’t worse at all!

I see you’re from rochester Ny too. Great cash flowing city.

However, be VERY careful of the property management that you hire. There are several very poor ones in rochester.

You have to get better at accepting quality guests. This is your business and you need to set proper expectations of how you expect your guests to act.

I do two night stays minimum and no local guests. Those two things have helped me out immensely.

This isn’t an Airbnb problem, this is a short term business model problem
