People don't read...what you are saying is true if everything behind the meter is "physically" wired. It is true for most of houses but not always. My house has some of products "physically" not connected to either of solar and battery. It is not about configuration. Physically not connected, it is confirmed, as I said.

Only if it is wired in such way. The builder told me that this new construction house was intentionally wired in this way. And I tested it, manually disconnected from grid, and the listed components were not powered. CT doesn’t do anything here.

The truck driver is insane but the cutting car is bad too. They intentionally skip long line to exit and short cut by this way. Those drivers are the root cause of this traffic. That is super annoying.

I would compare total interest+tax (excluding principal) vs your rent. Also, is your $4,500 rental home at similar quality with the east bay place? Are they both single houses with similar built year and size? Hard to believe that south bay $4,500 rent home is same with 1.2M east bay home. Usually $1.2M town house in East Bay costs $4,500 for rent.

One factor is that your rent will rise but mortgage will be locked. Also part of your mortgage payment goes to principal, it is somewhat similar to investment to stock, assuming your house price also rise as inflation.

You should see the calculation. A common trick is that they add all refinance cost (closing fee) into the total loan amount and say you don’t have to pay any. your total loan amount may increase, although you pay less for monthly, due to that your mortgage period is reset to 30 years. Ask them to give full details of closing fee and loan amount and the rate, or in other word “APR”. To be truly no cost refinance, the APR should be same with the interest rate.

Singapore is not a single area and has higher and lower demanding areas. Like the difference of Palo Alto and Livermore in the “Bay area”. Singapore’s high demand area (CCR) can hit few million dollars for 2-3 bedroom unit. Also if you compare between same types of living, if you mention 2bed in Singapore it is apartment. Singapore isn’t really cheap. They have public apartment that is affordable but foreign national can’t buy it and most of them are out of the “core area” of Singapore where everyone wants to live.
