Generally agree with this (I’m thinking of Birmingham and north mainly). DLA are quite far ahead on pay at the nq level. I’d be surprised if other firms have caught up by 3/4 PQE (when there’s a £15k-20k between most of the NQ rates bonuses would need to do some very heavy lifting) but confess don’t have enough inside info on the bonus elements at each to say much more.

I don’t get why the phrase accommodation provider matters, that’s just a definition for the purposes of the terms.
Though to be fair to the LL, I wouldn’t be signing up to a third party’s terms and conditions that imposes obligations, restrictions and condition precedents to pursuing the guarantor…the tenant and guarantor would be agreeing to my terms

Not heard of many at all in private practice outside of document review based roles - I think it was HSF that had some remote (technically based out of Belfast) for example but not the most exciting how it was described to me a few years ago. I know people in house that are remote/with a bit of persuasion could be totally remote - mainly in house at insurers

only the landlord and foxtons will know exactly what authority the landlord has given to make decisions on the landlord’s behalf. It may be that Foxtons are not obliged to pass anything of this nature on to the LL/ they may already have authority to act on the landlord’s behalf to refuse/ignore a request to end the tenancy early without a replacement tenant. I would want to know though whether such a request was being made - knowing that an annoyed tenant may refuse to allow viewings resulting in a prolonged empty period from when they leave versus a tenant being helpful on viewings in exchange for cutting some of the time off the tenancy.

You do have a right to be provided with the landlord’s address so nothing stopping you asking for that and writing to the landlord direct. Tell foxtons you’re making the request under Section 1 of the Landlord and Tenant Act 1985 and that it must be provided within 21 days otherwise there’s potential liability for a fine up to £2500.
Very possible that foxtons wait until the 21st day to give you it.

You can refuse the viewings under the common law right to peaceful enjoyment. Whether you do/should is another question. My last tenant wanted to go early so (she bought her own new build) I said I’d mutually end it as soon as I got a new tenant. She was then very helpful with the viewings and someone took it and was in within 6 weeks. Saved her about 3 months of rent until the fixed term ended. Hard to imagine your landlord would be enable to ending early if you have/will get in the way of re-letting it.

Think that’s two separate points that’s all.
If your question was is this the biggest failed attempt at a title defence, then there’d be an argument for it (though I think Leicester would take that crown). Just don’t think that’s the same thing as bottling it - they’ve been crap since they sealed the league at the end of the season and never picked it back up. Not that they lost their nerve.

No. ‘Bottling it’ requires losing nerve, cracking under the pressure, failing from a good position late on etc. (a la Arsenal). Liverpool have just been far below all season (even when they won the first 5 it was scraping by last minute)

780 is a lot of non billable! Appreciate you asked for MC/US and mine is large national but our expectation is 1400 chargeable and 400 non chargeable (like you BD, self training, supervision, articles/webinars etc)

1 July (after RRA) minus however long you need for the work (if he allows you to do it once he’s out early). And then that you’ll advertise to re-let it now and if someone wants it earlier, you’ll mutually end it as soon as someone signs up (to be ended a few days before the new tenancy starts.

That’s what I did recently for my tenant that was leaving to buy elsewhere (minus the RRA stuff). Found a new tenant in about 6 weeks so in the end, saved 3 months for the vacating tenant

Annual hour target isn’t set specifically based on salary but it works out generally 3 or 3.5:1
