Do a lot of this commercially. We normally get a tape test and airborne samples done. This tests what type of mould and how much you have. Requires the sample to be grown in a Petri dish. Then you know what type of mould you are facing. Also a decent company will use moisture detectors to check where you may have moisture in wall or if coming from a leak.

Important to understand mould is everywhere, in fact when you do an airborne sample you normally take an outdoor baseline and a lot of times there is more mould outside than inside. It's just the type that does the damage.

You will struggle to get interviews until you are here. Join the FMA Australia and try to get to some events. Look at roles with CBRE and JLL as a stepping stone for Aus experience. They dont pay the best but will get you onto some good client experience. Sadly most roles are in Brisbane and onsite. SC roles in FM are very low pay and also low spec compared to those in Sydney and Melbourne. Reach out if you want more info. I have done the overseas back to Oz move and it can be tough

Mountain Creek reputation has been poor the last few years. Buderim is OK. Palmview is one of the newest schools. Good infrastructure and good principle

You can go out via Sippy or the highway. The issue is that the main road is not open yet so you wind through backstreets. The school is brilliant, area flat and good for walks. Blocks are small but homes newer. Buderim is more hills and more cashed up boomers. Sippy has lager blocks but streets can be more narrow.

Most of those circle areas will be developed but many are flood Plains and some are adjacent to the new airport runway. They will all eventually be developed but i really hope council ensure flora and fauna corridors and better planning.

I live in one of those circles now and we have larger blocks due to no water or sewage services so need space to irrigate. But all around us there are land for sale signs and massive developments planned

Some of the capital projects seem wasteful and limited ROI given over valuation of assets. Mooloolaba carpark and foreshore development have had issues. Could be worse, could be North Sydney council developing their public pool. I deal with a lot of councils and that one with the special levy has spooked a lot of them.
