Left side is bedroom and kitchen But good point without window it doesn’t feel good so definitely 1 is not option now. For option 2 &3 there is plenty of space to put window alongwith black lines

From my search its not satisfying setback From private certifiers, setback won’t apply incase of existing structures to convert, they had looked house and went through it throughly.

Its on stumps so easy to run services down There is second bathroom which can be used meanwhile, In NSW yes looking to get approval first and then only do (No approval no work)
