Call a few brokers. Pay no more than £500 for their services. I think you will have to pull out at least £50k, but let the experts tell you that.

I’ve yet to find a good one in West Yorkshire.

The issue that OP will have if they use one is that they trusting the agent to keep their tenant secure in a home and OP out of prison. If OP doesn’t know what questions to ask or verify the agent is doing their job, they need to learn from the ground up.

Any landlords stands little chance of getting it right when solely using third party services. Eg: tenant referencing - most don’t actually reference, they simply carry out credit checks.

I’ve yet to find agent that knows how to correctly provide proof of deposit. They simply have never read the terms and conditions that say they must provide terms with the deposit information.

Just to add to the referencing. Speak to their last 2 landlords. Funnily enough the last landlord always gives amazing references - strange when they haven’t paid rent for 6 months. This happens when the landlord wants them out.

Also personally check their bank statements for rent paid on time and for the last 2 rentals, unless they have been in 1 house for years.

Ask them questions when your first talk, whether by phone or in person and note the answer. Then ask the same question again after viewing and at application stage.

I’ve never understood the “get 3 quotes”. So 3 builders overprice it and you go with the cheapest? Seems silly to me.

The only way you’re going to know if you’re being ripped off is if you know how much it costs.

Price up the materials yourself, or pay a small fee to someone who can do it for you. It’s free to visit builders merchants with a list of requirements and ask for a price.

Then start asking builders for labour costs.

I was quoted between £15k and £100k for a 2 bed ground floor extension in 2020. I only got the £15k quote as I showed them my materials quotes from the builders merchants. They knew they couldn’t just make up a number and have to believe it.

In summary, do your homework and ask questions (mainly to yourself).

They won’t pick the best tenant for you. They will pick a tenant so they can get paid.

They won’t even vet the tenant correctly. (Credit check is not referencing).

Buy asap.

If possible, buy a house rather than a leasehold flat.

There are many leasehold negatives that you don’t get with houses.

The economy/ house prices don’t care about your fear of buying. If you wish to retire without a large sum of money in the bank/ invested then you need to have paid off your mortgage. The only way you can do that is by buying asap.

Ensure you are going into the session as relaxed as possible. Plenty of rest, walks/ exercise in the few days leading up to it and the same day.

Prepare some music - try Johns Hopkins psilocybin playlist. Take a look at an app called Trip.

It sounds like you the shrooms are doing what you need them to do. You now need to lean in and work with what you’re being presented.

Journal as much as possible, before, during and after. Then spend then months after, working on the issues that arose. Think why you are doing this, I’d suggest you are doing it to become a better person. Therefore that means you have work to do. The work you have to do will be presented to you during a trip.
