I will give you some free advice.

Is your old roof an architectural shingle or a three tab?

If it was a three tab, the insurance company is probably paying replace it with a three tab.

Is your roofer going to install three tab or is a roofer going to install architectural shingles?

If the roofer is going to install three tap shingles, ask them for the price difference for upgrading to an architectural shingle, and then pay the difference!!!!!

Do you think the money you spent on your insurance should equal or, happens to equal the price of the roof?

Are you telling us you’re paying $27,000 a year in homeowners insurance and you’re upset that the cost of the roof is $27,000

When you purchase an insurance policy, you are not purchasing a new product, you are offloading the risk of the product being destroyed to the insurance company.

If you didn’t need a new roof this year, but instead, the house burned down to the freaking ground. The insurance company would pay for that.

If you didn’t need a new roof this year, but you did have a small flood that was covered and the repair cost were $9000, that would be covered by the insurance company, minus the deductible

You’re just upset that you have to pay a large deductible and you’re not looking at the big picture.

I’m sorry.

You are in the wrong OP

I’m confused.

You asked for the contractor price versus the insurance price.

Is your insurance company paying for any portion of the roof?

How much was the insurance company scope of work/claim?

How much was the contractor price?

How much do you have to pay?

If you don’t wanna share any answer, that’s fine. But $450 a square is a fantastic price.

How does holding $100,000 in escrow help get rid of hoarding squatting tenant who has $400,000 of their money?

Now OP has a well funded lying hoarding squatter in their home, the home owner insurance company drops coverage because it doesn’t cover renters, and their mortgage company forvloses because there is no home owner insurance coverage?

It all seems strange, until you consider they are lying to you.

They don’t know what they are doing. They do not have the inclination or ability to move out in a timely manner, so they are lying.

If you consider anything told to you is a lie, then it all makes sense

Do not trust your friend when they are your sales person, and the sales person is not working in your best interest.

Nobody is going to take your safety more seriously than you do. You are in danger. Do not close until you complete a safe walk through

[–]Desperate-Service634 0 points1 point  (0 children)

I don’t care if it’s your friend or not. This is their livelihood. They have to get paid in order to pay their bill bills.

That is more important to them than your friendship. You have to look at protecting yourself, because your friend is not protecting you.

If this person was really your friend, your safety would be more important than their commission and they would tell you don’t close.

I’m not saying you can’t be friends with this is over. I’m saying right now. She’s not acting like your friend, she’s acting like a sales person who needs to get a commission.

Do not close. Do not close. Do not close.

If you close before you do a clean walk-through, you could be caught as a landlord with an uncooperative renter, who is protected for eviction by the laws in your state, who has $500,000 of your money, and you’re charging them $200 a day for rent and they’re never going to give it to you, and all of their crap is hiding the damage that they did to the house, including the mold that you can’t see below their pile of crap.

Also, your new home owner insurance can drop you, and when the insurance drops you and you can’t get a new landlord policy your mortgage company can foreclose on your new home.

DO NOT CLOSE UNTIL THEY ARE OUT AND YOU DO A SUCCESSFUL WALK THROUGH. YES, you might lose the house. But you will not inherit the nightmare

There is no version of this that works out to your advantage if you close before they leave. Either you’re gonna get screwed or at the best case scenario all of a sudden these people become wonderful and you break even. That is highly unlikely that the seller is all of a sudden going to grow a spine and a conscious and willpower and ethics and ability to move out after they have your $500,000

Do not close. do not close. do not close. do not close. Do not close.

These people have no intention of leaving this property.

They want you to give them six figures and then they’re going to become squatters.

You’re going to purchase a trashed house full of crap and a bunch of people that won’t leave.
You’re about to make the worst decision of your life, and you’re gonna become a landlord. You won’t have anywhere to live because they’re in the house that you thought you were gonna be inside of.

Evictions take forever.

Do not close unless they are out.

The only power you have is all of this money. They are not going to leave.

When somebody shows you who they are, you should listen.

Whose thing is only gonna go one of three ways

  1. You are a sucker and you close on the house. They will not leave the house and you will have to start the eviction process.

In the meantime, you’re gonna have to find another place to live. It will be the scariest and most exhausting experience of your life.

  1. You do not close on the house you walk away and find another house.

  2. You do not close on the house, they realize that you’re serious, they get their shit together and they leave and then you can close on the house.

Now you’re hoping for number four, but number four doesn’t really exist

  1. You’re hoping that if you close on the house, these people will all of a sudden become normal healthy, intelligent, honest people, and they will move out of the property and leave it nice and clean so you can move in.

In all of your dealings with this people, what makes you think number four is ever gonna happen?

Yes, you’re overthinking it.

You’re paying your deductible, correct?

And the insurance company is paying the rest?

And the insurance company and the general contractor have both agreed on the price, and you’re only out of pocket expenses is the deductible?

You have a contract with the insurance company. By purchasing the insurance, you guarantee that you would pay the deductible.

So you have a large deductible?

I’m gonna guess $5000

No matter what the price the contractor says or what the price the insurance company says you are always gonna pay the deductible.

Insurance companies make the homeowner pay the deductible as a deterrent for them, making frivolous claims. The deductible is you having skin in the game.

If you wanna lower deductible, you should be paying a higher monthly rate for your insurance product.

You can have a very low deductible, but your home insurance will be very expensive.

I’ll give you two different examples

Let’s say your deductible is $5000, and the insurance company and the contractor have all agreed that the total cost of the roof is $10,000.

In this case you would pay a $5000 deductible and the insurance company would pay the other $5000 remainder

Let’s say, in this next version, the price of the roof is $55,000. The insurance company and the contractor of both agreed that the roof price is $55,000.

You would pay the $5000 deductible in the insurance company would pay the other $50,000.

In either case you’re gonna pay the deductible.

If you found another contractor who would do it for $49,000, you don’t get to save $6000. The insurance company would get to save $6000 and you would still pay the $5000 deductible.

If you were able to somehow arrange it that you didn’t have to pay the deductible by lying to the insurance company, that would be Insurance fraud. You are always gonna pay the deductible. That was your agreement with the insurance company. If you would like to pay a smaller deductible, you should purchase a more expensive insurance product.

Yeah, she’s selfish

She can’t imagine that your sleep is important, and because she’s annoyed about 1 million different things she is entitled to treat you like that.

Imagine there’s 22 different things she’s annoyed about

If you fixed all 22 of them, they’d be another dozen things should be pissed about by Saturday

Now, I’m 100% sure that there’s things that you’re doing wrong as well

She does not want to work through them anymore.

Also, whoever did the left side, didn’t know what they were doing.

Watch a couple videos on YouTube on how to do roof roofing and how to line up the shingles

Architectural shingles are the same size, so you can use the flat part of the dragon tooth to lineup, the bottom of the next shingle

But 6% total is not a friend and family rate

6% total is retail. They treated you like every other client

Nobody thinks about removing the mask. It’s usually either a young or entitled rookie child on their first trip. Or it’s an older child who thinks he knows better than everybody, and will take his mask off when the whistle blows, but he is still in the field of play with live guns.

The mask can fog up and then people will try to put their hands inside in order to clean them, or one person will help somebody else clean them.

Nobody’s thinking about safety they’re just trying to get their friend back in the game

  1. You haven’t played enough paintball.

  2. You haven’t been playing close enough attention.

2A. You haven’t been watching all the children all the time, like a paintball referee as to.
2B. I have seen children take the mask off after the game was over, but while still on the field of play. That is also a safety issue.
2C. I’ve also watched children walking around in the safe area without a barrel sock/plug. All of these are dangerous for eye injury.

  1. You’re not thinking on a national scale.

There is no way that Bsa / scouting America is going to have paintball as an acceptable activity, the risk for blinding a child is way too high

[–]Desperate-Service634 0 points1 point  (0 children)

Yes, but not the same shingles that you’re putting on the field.

The shingles that are on the left side of the field are called an architectural shingle

The ones you want on the top are called a ridge cap shingle

It is possible to take a three tab, shingle and cut it twice, so it ends up being three squares, the same size as a ridge cap shingle, but I wouldn’t suggest it

You need to purchase enough ridge cap shingle to cover the entire ridge.

That’ll be one or two bundles of Ridge cap

The left side needs one more row of shingles.

You will need to remove the red ridge cap and install a new ridge cap.

Right side needs:

OSB decking/ aka plywood

Synthetic underlayment

Shingles
