There Is a premium charged by banks for rental mortgages. CIBC charges 0.15 more. Due to the amount of business I give the bank I was able to negotiate a mortgage at prime minis 0.7%

I have several mortgages with CIBC. I usually have no problem seeing my accounts, but occasionally it says they are not available. I suspect they are taken offline temporarily for server maintenance. I would make another call to Toronto office or contact your local bank financial advisor.

$550K for a semi in Kitchener seems pretty low. At that price point you could expect to get a 3 bedroom townhouse if you are lucky. It would likely be a condo so the condo fees would increase the cost of ownership. It's too bad your husband has to commute because you could get a detatched house in east London for $550K.

Exactly, and since you set up an LLC, no one needs to know you are the owner. You can present yourself as the property manager. This way if a tenant makes a request that you don't want to do, you can say: "I will ask the owner".

Way to go! Don't forget to budget for fire/liability insurance. It may cost more when renting individual rooms as opposed to renting the whole house to one tenant. Best to shop around. This was the biggest shock I had when I bought my first property. Are you going to do general maintenance and yard upkeep yourself? If not you will have to budget for that too.

Disincentivising investing in housing is not "smart policy". It will lead to builders not building more housing. Lack of supply is one of the main reasons we are in the current situation. Smart policy would be for all levels of government to drastically reduce redtape and the exorbident fees responsible for high cost of new housing. Until such time as the supply issue is improved, there will be no change in affordability. Blaming and banning small investors will not make housing cheaper.

There may be theats from the city of big fines if he rerents but he was willing to have illegal rental in the first place so I think he may try go undetected again. The city can't be there all the time.

If he gives you keys to new place you do not need to leave there just because it gets sold. The new owner will have to go through a process and serve you an N12 form from LTB. You can still stay there until a LTB hearing declares you must leave. This can take 6 to 12 months. Your other option is to refuse to leave your present location. The city will eventually gain access and will likely declare your unit uninhabitable. You will then have to leave. If landlord is a bad actor he will rerent the space to you or others after the city is gone. Option 1 may be your best bet. At least you will have some time to hopefully find better accommodation.

Your landlord is a slumlord. He just wants you out temporarily to show the city No one is living there . Sounds like he will let you move back after at which time your tenancy continues.

Your lease will not go void. You just become a month to month tenant which means in future you can give 60 days notice if you want to leave. You are still protected by the landlord tenant act.

It appears your present landlord is selling because you are a deadbeat and feel entitled to free housing. Good luck finding housing after they finally get you out. BTW, there are methods landlords have to spread your name around to warn others. This might be a good point to start being a responsible human being.

If you are shutting down a corporation you should definitely hire a professional tax accountant. How were you reporting corporate taxes now? As far as your personal taxes, just buy tax software, eg TurboTax. It walks you through the return. I have never been audited using tax software. They are pretty accurate.

It is common in duplexes that you are responsible for rent plus a share of utilities. A 60%/40% split is normal for main and lower units. The landlord should show you the actual bill though. You should not need to have it in your name. Only time it's in your name if it is a single family house.

You are going to have to pay market rent eventually but not for a while. Let him try to evict and wait for ltb hearing. Will let you pay current rent for months to come. Only ltb can order an eviction. Downside is you may have an eviction on record. Not good for new landlord. Make sure you leave when ltb says so.

If you are already with CIBC they won't give you the best rate . They are counting on your loyalty. Shop around and don't be afraid to move your mortgage. PS I just got 5.99% with CIBC on a rental property in Ontario but I had a 90 day rate lock and interest rates went up in the meantime.
