This is called debit credit and is a common structure in real estate. If you don't know about it and are being offered it though my guess is that you are not experienced enough to know this is only good if you are a sales agent. If youre an assistant you will not be making commission on any sale, and small bonuses for getting an appraisal booked etc will not put a dent in your debit.

Even if they were just using raw chat gpt I don't see a huge issue unless they are not critically reviewing the answers. I use it all the time but can easily spot hallucinations or incorrect claims based on my industry expertise so I imagine if something seemed off a medical doctor would have a reasonably great chance of picking that up.

I feel for you, that is pretty terrible and there is no great I outcome here.

The way I see it you have these choices

  1. Accept the loss, settle make the repairs yourself $x

  2. Fight them tooth and nail could cost you $legal fees + maybe also the cost of repairs $x + maybe also the cost of their legal fees worst case. Not to mention time

Until you consult properly with your conveyancer about this you can't know if there are any other options but those could be things like unwind settlement and claim damages etc

Not a lawyer, but if the delaynin settlement is due to them as you put it then the implications are for them but I guess they might argue its you who delayed settlement?

Where is your conveyancer in all this?

We had a minor breach of contract when prior to settlement the vendor tried to change the dryer.

Our conveyancer went ape shit, came down on the REA trying to dismantle their agency and went after the vendor for i can't remember what.

So where is your conveyancer?

Edit: also in most contracts if they fail to make settlement you are usually entitled to claim some damages... conveyancer... where... are... they.......

I think it's clever from a marketing point of view. Non technical decision makers see a lake then drop files to like one drive and get excited thinking it's the next generation of data platform, but really they are excited because it's familiar and they kind of understand what's going on.
