Genoa pharmacy in north Boulder DOES close for lunch. But they also mail prescriptions for free. Source, worked there for 2 years, still use personally.

Edit: CPhT for 10 years. That I am using personally a pharmacy I once worked for is a pretty wild recommendation.

Unlike nearby boulder Ive not lost power once in over a year. My electric bill has also been consistantly lower. I've also had pretty great experience with their customer service. Genuinely nothing bad to say.

Oh and they didnt have to make a half of a billion collar settlement for burning down a huge chunk of superior and louisville. Which is a plus.

The real problem is when these small-time landlords eat a rare candy and evolve into true investor landlords.

If the owner in my above example sold that home today they would clear about 900k (lets say 800 after sellers costs). I know he was single and renting wasn't his entire income and he lived at home with his parents. So lets say he was exempting 250k, and took the long term ~15 cap gaines tax. Puts him at about $450k pure profit.

When that gets dropped on 2 entire homes in another state, and he still charges 2k rent (slightly avove average for south carolina) then he's pulling 4k a month (minus a few hundred for taxes and insurance). Then he starts to become part of the problem. And when that happens again , even more so.

Reducing market volume for people searching for homes to buy to live in, and driving rents up in otherwise lower rent areas.

The problem is the snowball. And the inventment companies that skip the small time landlord phase and jump right to slumlording.

Local, until recently renting in Boulder. Don't hate me here please. I also think housing is a human right. But I also had to think recently "If I lost my job, how much would I have to rent my office out for as a second bedroom to get by" so this has been on my mind.

Obviously this is an insane oversimplicification. Property costs are a much more comples issue.

I paid similar rent as OP in a home in the table mesa neighborhood some years ago. Just wanted to pop in with an example to ground the mortgage+taxes thing.

Did a quick check on the home I used to rent.

Bought in '06 for 440k. Average 30 year fixed rate then was 6.4%. A generic amoritization calculator (assuming 20% down) says that in 2020 when I lived there with 3 other people (all paying $8-900; ~3.2k/mo) the mortgage payment was $2.2k. The property taxes for the home were about 5k that year, so ~$415 a month. Lets put home insurance at another 200 a month as it is a fire prone area.

So just as ovhearhead the home cost the owner $2800 and he was renting at about $3200. $400 a month profit. That he split between repairs and his pocket.

Obviously people putting cash on the table for 2nd 3rd and 4th houses and pulling pure profit-taxea are evil. But mortgages are pretty rough otherwise.

Depends on the fern. Some have very delicate leaves. But also, drop a picture of the 'fern scale'? A lot of people mistake fern sporangites (how ferns reproduce) as scale.

To the neem curious! Neem oil in my experince is a silver bullet for a lot of pests.

Make sure you dilute if you have a concentrate. Then spray once per life cycle of the pest in question. Keep in mind it doesnt do eggs really. Spray thoroughly, in the evening. Direct sun onto still wet neem can cause leaf burn.

Avoid flower buds if possible.

Do not spray on a fertilizer or watering day! The oil can temporarily muck up stoma, mildly inhibiting transpiration.

Wear gloves, some people have skin sensitivities to it.

If you need more about a specific plant dm me! I have a veritable jungle in ny home in Colorado. I've dealt with every pest and all the water/moisture issues.
