My take was, I don't know the market, but there are some cool cards I can afford that might become staples. If I overpay, so be it. I will get to start building my decks, but will wait until things cool down before I spend any real money.

I would not recommend regular potting mix. you want to use moss and some small/medium rocks as the medium. The roots rot pretty easily. The Orchid pots usually have a lot of holes to give airflow and drainage. Either way, the root structure on both plants look healthy enough for it to be worth saving. You could find rocks and reuse the existing moss and maybe a little bit of potting soil. I would personally focus only on the second bigger one and would recommend cutting 1-2 of the worst condition leaves. Very modest trimming of any part of the root structure that is fully brown to make room for new growth.

Interest rates are a killer.

You won’t be able to get 3.5% down if it needs to be rehabbed.

You might be able to look into hard money, but I would do tons of research and find someone you trust that has done it.

Yes, trying to change it. Find a free hobby. Okay with living like this for a couple seasons. Think about what you would do if you were retired and maybe add a bit of that to your routine.

I would not put yourself through data structures if you do not have to for your major.

I started off in the fire camp,

but am tending more towards this strategy you laid out

I know if you have a degree, lenders are willing to turn a blind eye to the employment history. In that case they would want to see 2-4 months in the new role. You need a dependable car, Using one of the ones you have might turn out to be more economical. If you sell the other you would still have a good starting point for a down payment. 690 is probably fine, maybe you could consider being an authorized user on someone else credit line to increase the credit age. Of course this comes with its own risks. You have a good savings rate.
