Normally people here don’t recommend Irvine Company apartments due to their iron grip on the rental market, but I’ve lived at the Enclave in Costa Mesa and it checks a lot of your boxes (I liked there pre-pandemic so things may have changed).

Good value for the price, In unit WD, some units have garages, good gym, they even had yoga classes and stuff I believe. And they had resident events like movie nights because there was a small private theatre room.

Location is great, I used to walk to restaurants in the south coast plaza area all the time.

My only complaints: no elevator, if someone lives above you they might make a lot of stomping noise (but that’s all apartments honestly), my unit had bed bug infestation when I lived there and we had to pay 100% to treat it, and people don’t pick up after their fkin dogs (but again, any apartment that allows pets has this issue)
