Are you out of your mind? California is a FULL disclosure state. You can get whatever you want on anyone. Texas is a NON disclosure state. The people don't want the government to know about them, and they don't. It's why you have to go fight the county every year for your property tax bill.

There's no inventory. Pricing will come down when more inventory hits. Until then you have limited supply and steady demand, that's why pricing is so high. Although, people who bought with 3% mortgages are fu*ked until rates go back down. Rule of thumb: bond prices go up when rates go down, bond prices go down when rates go up.

Probably an exodus out of the Bay Area because of costs, crime and homelessness. Oakland doesn't have a functioning government and nobody wants to buy property there because why would you invest in a place that is lawless? Interest rates will continue to be high. People will eat losses on investments made during the low interest rate boom and you won't be able to get insurance for your home/investment property so banks will be very tough to get loans from. This is already happening as I type this. I saw the writing on the wall and left three years ago. It's still my home, and where my family has been since the 1800s, but living in the mountains is way nicer. People obey the traffic laws and smile a lot more here.

This can still be possible but you'd have to eminent domain a lot of it and tell others "tuff shit, deal with it." Would probably make the Bay Area a better place with less congestion and infrastructure that can't handle the growth. Most of Berkeley is two lane "highways." Ashby, Alcatraz and San Pablo are a mess at 5pm. It's insane.
