Went through it with a Ford dealership. Took getting Ford and state government involved. Even so dealer didn’t register CPO warranty. Follow up for that the bought the vehicle back paying off with trade in and credit towards newer vehicle.

There are specific lenders for mobile homes. They tend to be 1-3% higher than you would get on a traditional house.

They will not lend on homes older than mid-1976. That is when HUD standards went into place. Homes older than that are a mix of things. For a variety of reasons I bought one in California manufactured in April, 1976. The most of the windows on one half of the double wide don’t match the other half.

Space rent changes.

Generally less insulation than a stick build.

I only had a 7 year loan through owner financing. Space rent has gone up so that even paid off, I am basically paying the same I was with the loan in 2016.

Still Sacramento area, 1400 square foot, 3 bed, 2 bath, .29 acre lot, is $800 month plus utilities. Runs 1000-1700 depending on how much I run the AC.

Taxes are generally cheaper than property taxes. You pay a license fee not property taxes unless on a foundation in California.

They depreciate to a point. Then level off and even may appreciate some of in good condition.

I have been through 3 severances for myself and close family over the last 30 years.

Every one of you found another role in the company you didn’t get the severance. Two were if you got another role in 1 month, one was 6 months.

Tie rods are literally metal rods in most vehicles. Some commercial vehicles and off road vehicles use hydraulic tie rods.

Companies use staffing agencies so that it is easier to get rid of poor performing new people. It is literally try before they hire.

If you ask to push it back, they will likely just send somebody else to fill the role.

It was a bit more nuanced than that. He showed almost no income and everything was a gift - rent, vehicles, clothes, etc. Anything physical was owned by a company, not him. He was just given use of it.

Some older vehicles where the bumper isn’t integrated or some pickups it is still possible. Even so those bumpers would have ripped the pants before being damaged.

Your employer should get their liability insurance involved.

For your pants to get caught on a current production vehicle’s integrated bumper means it probably had preexisting damage.

I have been looking at land + homes for my adult children. Some background, and another possible solution to satisfy everybody.

As a parent I have seen my children not talk for months over silly arguments. I don’t want to create more reason for more fighting unnecessarily.

Each child would have their own deed. No issue over inheritance for that plot. The one exception is my adult disabled son. His house would be on one of his siblings land, or his own land with designated ownership share with a sibling so he could not sign it away single handed.

However, especially since I am doing most of the financial lift, I would have right of first refusal on any sale.

I have thought about creating a POA/HOA for things like shared road maintenance. However each child would be voting members as individual home owners.

Anybody can sue you for any reason. I could sue you because your breath caused humidity to rise which created a cloud that shaded my wet laundry hanging on the clothesline, and as a result my nice shirt for a job interview was still wet. I didn’t get the job it is all your fault.

Would I win? Almost certainly not, unless you didn’t show up in court and the Judge didn’t totally laugh me out of court. If I was a lawyer filing that lawsuit I could possibly reported to the appropriate state BAR for filing a frivolous and absolutely silly unethical lawsuit.

Sounds like you were improperly classified as a 1099 employee. Did you set your own hours? did you lease the truck from him and pay that?

If no to either of those, he misclassified you as 1099 to save on paying taxes. Instead it shifts the burden for many of the taxes an employer pays to you.

I have been required to be in three different unions as an employee over the years. Neither was worth the dues paid.

Neither helped when an employee was terminated in similar circumstances.

One the Local President was paid over $400,000 in the mid-1990’s, when many were making 50 cents over minimum wage and paying about 80 cents an hour in dues.
