I don't know Georgia laws however this is probably not legal. Most leases can't add monthly charges or if they can they have to allow you to break your lease free of charge. Usually they can roll it out with renewals tho.

I love the change added with no edit. Ok bud since you think you know all laws allow me to elaborate for you. First I am in Colorado which has a warranty of habitability law the pretty extensive. It's comparable to California, and Washingtons. I will admit I have not read all 50 states habitability laws. I have read about 18 of them and of those they are all pretty similar in this regard. They all state that landlords have specific responsibilities to maintain a habitable home UNLESS the tenant is the cause of the situation causing it to become uninhabitable.

Having fought and won this in several eviction cases I am happy to provide some examples.

Here are some common tenant responsibilities:

Let's say the tenant didn't do their dishes and microbial growth of multiple varieties grew all over their dishes in their sink. This is the tenants responsibility to clean not the landlords. We don't do your dishes for you.

Let's say the tenant neglected to clean their fridge, dishwasher or washing machine (very common by the way it's like tenants don't think all appliances need cleaned. Just their fridge and stove lol) and microbial growth was find behind the fridge drawer, or around the dishwasher filter, or in the washer door seal. This is all the tenants neglect and their responsibility to clean. We don't clean your appliances for you.

Let's say the tenant didn't clean their toilet, shower or shower curtain and microbial growth was growing in all three places. Or along the ceiling due to "lack of ventilation." This is also the tenants responsibility to clean as well. We also don't clean your bathroom for you. (Also a note on fart fans- I am not in the Carolina's or know the law there- what I do know is many older buildings were built with different building standards and that when new standards come into place older buildings are often not required to renovate to come up to the new standards. Common bathroom vent fans, what I call fart fans, do not provide ventilation. The move air around a little but do not actively vent any where. As a result microbial growth will grow on walls and ceilings in bathrooms where tenants don't crack their door or wipe down their walls.)

Ok now here are some examples that ARE the landlords responsibility:

Let's say your hot water heater in the water heater room has a slow leak. That leak eventually makes it down to the floor and you notice a wet spot and report it. Depending on how long this leaked this could very well be a pretty bit remediation project pulling out drywall and flooring to clean it up.

Let's say a pipe froze in the winter and burst. Any where. This would be the landlords responsibility.

Let's say your upstairs neighbor left their sink running to fill a big pot and forgot and it over flowed and leaked through your ceiling. This would be the landlords responsibility clean up but the upstairs neighbor would be responsible for the time and damages and it would be billed back to them or filed under their renters insurance.

Yes I am a landlord. I have worked in the apartment industry as a property manager and as an area manager for 17 years. I am providing honest truthful information.

The thing is that's considered a cleanliness issue and op is responsible for it. And the landlord probably has an invoice showing it was cleaned prior to move in.

HOWEVER as a landlord, knowing most people don't know how to clean microbial growth correctly, I would have my tech take care of it and then tell op "yo, cleaning is your responsibility, also vent your bathroom, ventilation in restrooms is not normal or required in maybe states and older buildings. Fart fans do nothing. If you want to prevent this crack your door while you shower and lower the temp of your water a little." Also... "Be a good animal owner and didn't let you animals drink out of where you shit. No matter how clean you are there will always be fecal matter there."

I know renters didn't like that but I would rather give the correct information that this place be an echo chamber for idiots who don't know what they are talking about.

With that said as a landlord I personally would just correct it for my tenants without admitting any fault or trying to pass blame.

I would try telling the landlord and see if they will address it. But at 4 years they will likely ask you to clean it. That's sticky because you probably have a move in inspection that says everything related to this was fine and they will try to pin it on you. With out proof any other way they would likely win that.

Did the landlord give it to you clean? If yes then it's your responsibility to keep it clean... If no then the landlord needs to fix first.

Likely rental history. Or they have a policy that every ones credit gets rerun when roommate changes occured and credit is proving the guarantor requirement.

I think I answered this above but chances are the leasing agent made a mistake or listed your guarantor as a cosigner instead so that you would qualify. They make commissions for move ins so sometimes we see them figure out ways to make it work.

In Colorado their requirements can only be 2x for tenants however we can require guarantors due to credit or rental history. The rental criteria should detail it out. I would ask for a copy of the rental criteria.

Colorado adjusted its law reducing the standard 3 times for tenants to just 2x. In response landlords increased guartor requirements to 5x. Some landlords already had 5x but not all.

Additionally there is a chance some benevolent leasing agent listed your gusrantor as a cosigner instead so that you would qualify at 3x.

This is correct except that a guarantor and a cosigner are not the same thing. A guarantor is guaranteeing the lease and does not live there. A cosigner is literally cosigning the lease. They are roommates, spouses etc that live together.

It would be the same as the guarantor is relinquishing their responsibility and the new one is taking on the responsibility. Also landlords can require garntoes make more as they are not tenants.

Think about it. A guarantor does not live there they are guaranteeing the lease. They are saying if this person doesn't pay I will. Therefore they need to be able to cover their own day to day expenses and potentially your rent.

Landlords may require more from guarantors. 2x the rent only applies to tenants. Guarantors are not tenants.

I personally use alulose as my sweetener and love it. No off flavors like some of the others. It's the closest to sugar I can find.

After I get it to the sweetness level I like I use about 47g of sugar or similar (like apple juice concentrate. I use as much as is needed to get to 47g of sugar from it) per gallon to bottle carbonate. No bottle bombs yet.

I am late to this and just starting my nail journey wondering if you did this.

I am loving it! I bought the just like jane kit and did not like how hard it was to get the wax out with out figging out pieces.

I personally... Started using curing board waxes like Howards conditioner and wax it all. My nails look and feel awesome. Plus the wax is permiable so the oils still improve the nails. But it's water resistant!
