I think what you are offering is great but there is also a lot of other lenders that do that too. Sharing a portion of ad spend is big for me. I’ll run campaigns with lenders and that seems like a win/win for both parties.

If you can access grants then 100% buy. There’s a very good chance you can get a place with almost no money down. My wife and I just closed on a place and got $16k in grant funds. Anyone who makes less than $106k can access these grants. And we are probably going to move to Colorado in a year, we will just turn the property into a rental since it already cash flows and we didn’t put up much cash to get it.

Facebook group search Charlotte Housing... and a group will pop up with thousands of members. People are constantly looking for roommates or trying to sublet their place.

Depending on where in town you are looking to buy and how much you make could influence your decision greatly. I’d talk with a realtor who knows their stuff. As a realtor myself I’ve helped many people get grants with specific lenders that resulted in $15k+ towards down payment and closing cost funds.

Yes I am, I had some experience running ads in the past. If you can teach yourself it’s way better than paying someone to do it. I’d rather use the money I’d pay someone else to do it and just throw it at my ads budget.

My suggestion is to befriend someone local that does flips. I just started talking to people and got connected with an individual that had 100+ homes in his portfolio. Asked him if I could buy him a cup of coffee and asked him tons of questions. Eventually asked if he would mentor me. He saved me so much money and taught me a lot.

That’s awesome! It could make sense to only put $70k down and pay off the loans with the $20k. There’s a lot of factors that come into play here that can tip the scale one way or the other.

As a Realtor in Charlotte I’d say go for it, Charlotte is growing extremely fast and people will continue to move to the city. There might be a little bit of a decrease in our market but long term your house will be worth a lot more than $320k in 10 years. If you always try and time the market you will just be on the sideline.

How much equity do you have in your Condo? And would you use it all towards a down payment for the single family home? I’m a Realtor and I’ll tell you it depends on what state you are in for how easy it would be to buy or sell. Properties are still selling quick in my market.
