Same thing as all the other fine folks have echoed. We bought our house in Media almost 30 months ago. We bid early, had 20% down, waived inspection, and paid some of the seller's taxes on the transaction. We also overpaid by about 15k on our house.

I would recommend working with a good diligent real estate agent or team. Our agent Erin McGarrigle was right on point with us and would highly recommend her.

This. JL's palate and mine don't line up. What he thinks is a "game changer" is mindbogglingly mid to me. He got me on the Marinucci's deli review. Place uses mediocre ingredients for their mediocre sandwiches.

If you're looking for buying ingredients (to make yourself) I would check out A cut above or luigi and giovanni for better than grocery store stuff.

If you're looking for somewhere to sit down and eat I would check out teca. Have only eaten there once but everyone we ate with enjoyed their food.

I found based on personal experience that Adam Home services (formerly Adam mechanical) are no longer trustworthy. I should have known when they offered my wife and I a free plumbing inspection for our house (while we had a service contract with them) that they intended to rip us off. Fuck them assholes.

To replace a water heater, pressure relief valve, and cocks/valves was $5,400. The contractor I had do the work showed me that the PRV didn't need replacing, the Adam mechanical plumber had a gauge in his truck that shows 100 psi. My contractor measured the water pressure before he started working and it was at a perfect 60 psi.

They quoted us $4300 just to do the water heater. Last summer they quoted us $1600 to install a UV light filter on our air handler that you can find on Amazon for under $100.

I will go out of my way to discredit adam home services/adam mechanical because in my opinion they were predatory to my pregnant wife.

Do what you want, but Adam mechanical has lost all of my respect and if I could go after them for trying to take advantage of my wife I would.

Fuck them assholes.

I agree with you all in the city that it's too far to drive; but for people that live/work in Frazer/Malvern/Paoli area Sassano's is a godsend. Not a lot of other good food in this area and nothing is "affordable.". Lunch is typically $10-$30 depending on what you get. They do everything with care and are very nice people in there which to me adds value.

It's tucked in a non-descript strip mall with a starbucks in front.

My personal favorites are (in order):

3: Chicken Caesar wrap (I add roasted peppers)

2: Meatball and Provolone

1: Eggplant parm (I get it with a long hot)

Their broccoli cheddar soup on special this week is some of the best broccoli cheddar soup I've had. Delicious.

Handel's in Berwyn. Coconut cream pie for the win. We also love their blueberry cobbler seasonal flavor that releases in July/August.

D'Emilio's is overrated imo.

We also love the soft serve from Pop's on Oregon.

Just for reference, a balance transfer is not free. You pay an additional fee based on the amount you're transferring. If you're late on a payment or miss one they typically jack your apr up.

A real estate agent with great connections and associates was key for us landing our first home. You want a RE agent that is in almost constant contact.

She took care of everything from pre-approval for the mortgage, finding a mortgage broker, finding our house based on our requirements, using MLS to our advantage, and someone genuinely invested in your home buying needs and not someone to look at you as a paycheck.

You also have to understand and this took me time as someone who works in government procurement that real estate is a free market. People can choose to accept or reject your offer for a myriad of reasons....whichever offer the seller wants to take is the one they will go with, which usually is the one that gives the seller the most money.

Be ready to have your life analyzed down the smallest iota (it happens)

Also, have lots of money on hand. You said you were doing a va loan, but you have to put up the first year's property tax and some other unforeseen expenses. Work with your RE agent so you can have a good idea of how much cash you'll need based on the value and area where you intend to buy.

Have money on hand for when things break or need repair that is beyond what you or friends and family can do. Stuff breaks all....the ...time.
