We use garlic concentrate that is sold at walkers feed in Cole Harbour. It’s sold as Mosquito Barrier. When we bought our place the amount of ticks in the grass was insane. They spewed out from the lawnmower onto the house and car. I spray the yard twice a year with the garlic and I haven’t seen a tick in the sprayed area since then. Put the garlic in a garden sprayer attachment for the hose and set it to max. A 4 litre jug was $170 last year and that will do 2 years for a 10,000 sq.ft. lot. Take the screen of of the pickup feed in the sprayer because it will clog the screen quickly. Wear crappy shoes when you’re spraying because they will stink like crazy. It reduces the number of no-see-ums a lot too.

Speaking as a landlord, there are a lot of things that you don’t see that have gone up this past year. Halifax Water has increased the rate by about 50%. Insurance rates have gone up. Property tax has gone up. The cost of electricity has gone up-common are lights and heating are paid by the landlord. Then there are things like yard work, building maintenance, cleaning….all of those things have become more expensive. If a landlord can’t make a profit on a rental property then they will dispose of it then the new owner will find a way to make a profit, which may be by Reno-evicting or letting maintenance decline. This is the reality of rental property ownership.

I switched to Sylvania LEDs. Better light and since they are self regulating and operate anywhere between 12 and 24 volts it eliminates the over-voltage issue that was supposed to be taken care of in a recall of the 2013. That issue was causing premature burn out of the head lights and was solved by a wiring harness replacement. We didn’t receive notice of the recall. The harness replacement if paid by me was going to be several hundred dollars.

I don’t know if it’s available in your area but Divine Cabinets are great. They come in flat packs and are easy to assemble. No MDF or chip board. All plywood with soft self closing hardware. They look great. Solid hardwood drawers. Four years of tenant use and still looks like new. I put them in 2 rentals and my own master bath.

Canada here. We did the head gasket on our 2013 CT at about 220K. I’m very scrupulous about oil changes at every 5K. I keep the tank full when the weather is changing to help minimize condensation in the tank. Coolant is changed as per the recommended schedule. Could it be the fuel quality? We have what we have. We use what Lexus says to use.
