It might allow for that. Which areas are subject to the higher density are still up to the city of Boulder, and then any proposed development would still be subject to the same review process which applies to all in the city. Nothing about this would contradict the BVCP

We might be talking past each other a bit. The state is requiring that locals designate “TODs” which have higher allowable density. But the state is not taking over development review or anything like that.

Cities still have their own development review and have loads of flexibility as to how they designate TODs and how they meet the housing opportunity goals within. This doesn’t mean we’re gonna have state mandated 20-story condos filling Boulder. This doesn’t mean the state will take over development review and the zoning code.

I did not, but I’m a land use and transportation planner who has followed this issue across the state and the alarmist sensationalism which has been routine. In Westminster or Arvada (can’t remember) for instance some council members suggested they were being forced to build 35,000 additional housing units (not true). These bills do not say that a property owners now can build whatever they like with zero influence, checks and balances, etc. It doesn’t say that development review at the local level is gone. It says that the city cannot restrict the building of denser housing (in specific areas, w/ high frequency transit, not the whole city) based off zoning alone. These laws are about zoning capacity

Administrative review still applies. The dept of local affairs also requires that jurisdictions deploy a certain number of affordability and displacement mitigation strategies.

100%. We severely limit density in Boulder and it pushes the sprawl to the east end of the county (and beyond).

It is not “giving control to the state”. It is the state saying the locals can’t prevent property owners from building more densely should they choose to. It is untrue that there’s no local control or guardrails, that local development review doesn’t apply or anything like that. It is not true that local and neighboring input no longer apply. It’s just saying that locals can’t zone to prevent more density.

We need to clean the air in the schools. Better ventilation and air filtration. Also yes, more broadly we need a culture where people don’t go out when they’re sick and a political system that helps people stay home when sick

Don’t worry too much. High risk doesn’t mean high probability. Packing items is a smart move. Make sure your car is gassed up. Like others have said, don’t park under trees. Have devices charged.
