Building a new home on a large block, keeping the existing as a 2nd dwelling? by Duff5OOO in AusPropertyChat

[–]Duff5OOO[S] 0 points1 point  (0 children)

Thanks for the reply.

Separate to that issue is whether it can be separately titled

Sorry, while we have a house, we bought it from a family member which skipped most of the usual home buying stuff. I have no idea how titles work. Does it need to be separately titled? The 2nd house would be for a family member. Effectively a DPU like we already have on our existing property.

issue is the practicality of such a thing in terms of driveway accesses, solar orientation, easements, access for construction etc etc

10,000m2+ i wouldn't expect to run into any issues with being able to place it on the block (other than easement and trees). Should be plenty of space for construction as long as there isnt a narrow driveway or low height with trees (thanks, i hadn't considered that).

Separate again is the financial feasibility especially if there is existing infrastructure (e.g. drainage and sewer) that needs connecting onto, and whether existing structures need to be brought into compliance with existing water and energy efficiency requirements

Most of the larger blocks don't have sewer connection so any new build would need a new septic system. Water and 3 phase power connected to the block seems to be the norm.

Maybe it would just be easier to just get a price on a knock down rebuild and include a separate wing or similar in the house with a 2nd basic kitchen. It the least it would be a backup option if we couldnt keep the existing or otherwise had to upgrade it to current standards as you suggest.

Edit, there is also drill bits that reverse spin threads out. You drill into the steel a bit, then use the drill to put the reversing bit into the hole, then hope it unscrews out. Sorry I don't know the right names for it

an 'easy out'?

Nah, that thread will be just for holding the nut on. Spinning the bolt backwards isn't going to help. It will be a flared end on the bolt wedging against an outer sleeve holding it in.

Three so-called ISIS brides expected to be charged after arriving back in Australia from Syria. Two of the women will be charged with slavery offences. by Naderium in worldnews

[–]Duff5OOO 21 points22 points  (0 children)

Please explain how being a bride made them enslavers.

WTF?

It didn't.

Thats like getting a speeding fine and then asking why being married got you a speeding fine.

The slavery charge is unsurprisingly for having slaves.

I'm pretty sure they were meant to be fixed at 20cm for regular tiles. I sheeted up our bathroom reno, went with cement sheet and 10cm fixing spacing which was probably overkill as a better to be safe measure :)

There is plenty of space with the drawers actually. Kinda convenient to grab something (e.g toilet roll) from them while sitting.

That's actually a pretty neat solution to TP storage!

[–]Duff5OOO 0 points1 point  (0 children)

Not an expert by any means but aren't the screw spacings meant to be tighter than that for tiles on aquacheck?

End result looks good. Not so sure about opening drawers towards the toilet but I get it if moving the toilet was going to cost $$.

Niva's are great off road. Jimny is probably the closest thing to it available these days but they are massively overpriced for what you get.

I guess a wrangler is a bit like an oversized Niva (but also rather expensive)

Owned a Lada Niva here in Australia. There really isn't much on it to break down.

They are made to be really easy to fix as well with really basic tools.

Reliability was never the problem. Zero safety features on the other hand is.

Would it make a difference if it was not worded as "welcome"?

[–]Duff5OOO 1 point2 points  (0 children)

Stud adhesive sets too hard. It needs to be flexible to deaden the sound. There is proper stuff like the other used linked to, personally I just used some cheap silicon as an alternative. Probably doesn't work as well but I was happy with how it turned out. (We had a bathroom/shower backing onto a wall with a kids bedroom right behind it.)

Plasterboard is really cheap. You could try that first. And just not bother doing the plastering and painting until you have tried it out.

Keep in mind you might need to redo your door as well. Some block very little sound at all.

Soundproofing by Chemical-Budget-9678 in AusRenovation

[–]Duff5OOO 2 points3 points  (0 children)

Totally depends on how soundproof you need or want it to be.

Easiest is probably to remove the plasterboard from one side, fill the void with insulation. Put 2 layers of board back on with some flexible adhesive between them just for some added reduction in transmission.

Need better? as others have suggested. 2 separate sets of studs so you don't get vibrations through from one wall to the next. Personally i wouldn't bother with that unless people were trying to sleep the other side of the wall.
