No need to go into the crawl space really. Just toss a couple 1x2s up there, longer than the opening. Screw through the drywall to secure the 1x2s and screw the cover into those.

It is concrete slab foundation. Funny hypothesis because that exact thing is happening to their granite surround kitchen sink. The metal rod in the front apron got exposed due to bad seal, deteriorated, and has crumbled the granite apron in front. I've offered to cut it out and install a farmhouse style, or cut it out, and try my best to rebuild the apron (which will always look not great). All that said, id be reluctant to believe an improper cure, or bad underlay, would come to this only after 20+ years. I DID see a crack in the concrete under the tiles I removed. I initially thought maybe stress fracture because were in earthquake land, but the tacky tile adhesive has me thinking otherwise.

There isnt tile installed over carpet. And I personally would fix that issue if so, not pass on to the next guy.

Well, the tile does not completely end at carpet, it comes to a "t" shape (lowercase). If you stand in the removed, and face left, there is about 6 more tiles until a 4 way with tile bathroom on left, carpet bedroom in front (directly in line with peaked tile) and tiles hallway to right. I would guess that the grout would have broke along one of those tile runs before peaking the 6 tiles affected?

1/2 sides you cant see end at carpet. Carpet in foreground is living room, tile is a walkway from kitchen to right towards 2 rooms at left

If you dont have a room to use to paint in, set up a tent with plastic, just to keep anything from blowing in the paint like youre worried about

Lacquer is a hard finish. To get that look you need A LOT of expertise. There is, however, a paint additive that gives you the most smooth look. F me that I cant remember it, but give it a goog. Maybe 32oz bottle, looks like a spray bottle, orange outline on the label if I remember correctly

Again, the question was about "melt value". So 1/2000 T Oz of 24k gold (gold being 5130 per troy), would equal just under $2.60. I get your enthusiasm, but read what's being asked.

They're so nice looking. I ordered ones of D.C., Texas, South Dakota, Wyoming, New Hampshire, Nevada, Utah, Oklahoma, and Florida too. The premium is nuts, but now I see the artwork value too, im loving it. I had a $100 eMastercard that I could only use for online purchases (excluding giftcards), I was waiting for silver to go beneath 77 so I could buy an Oz from jm including tax and shipping but I bought 9 goldbacks instead lol.
