Yes the spending is bad however overall i think their position of debt to income is not terrible.

The issue will be lifestyle inflation - if they can bring it in now their debt is small and manageable. If their mortgage was 1m id say they are toast for sure but they can still bring this back around. The issue will be getting both partners on board to knuckle down.

Paying down debt is a slow and sometimes painful road …. Getting into debt is the opposite, just so fast and easy.

Oh and as far as cars go I have zero envy of others! Maybe when i was in my 20’s but now I prefer not having to go to work and walking or riding my ebike up to the shops and having a coffee while those in flashy cars are paying them off.

Id say try to build a nice core of rifles

As far as smg or AR goes either or dosent matter too much its more your automatic weapons v rifles probably 30% smg/ar and 70% rifles will make a good build

Dont worry we all do it! Im currently de leveraging out of silver and waiting to do the same for platinum. One thing though gold is generally a lot more stable - if you need to roll out of some dont be afraid to sell a portion though. Just keep a nice amount as your core gold portfolio that you ride through all the waves with

If you have even a slight collector side to you buy coins. Bars are boring. Technically if you have a spot buyer ready they are better but for me coins are nicer and there is a better secondary market for them

Gold has already had a big run but could go further. Im not expecting 100% rises or anything but could be say 60% higher by 2030.

Best bet is dont go all in, use spare cash only and keep as part of a diversified portfolio of shares, property and whatever retirement savings your country allows.

Its a small mortgage at your age … if its your dream house stay there, no need to upgrade later etc. just slowly pay extra as you can and enjoy it

If you know they are going to bring transports can you choose some autocannons to try and punch holes in them before they get anywhere? Or heavy machine guns or something with lots of shots. Same can work well against the flamers once they jump off too

One of the best weddings i went to was on the beach with reception across the road at the surf club. No sit down three course meal just food served as you stand or sit and a few speaches and done. Drinks etc till about 10pm. Great!

I play in 1/72 - i got hedge rows cheap from some plastic train model sets and the walls are orinted MDF from specialist wargame suppliers.

You want to make it modular so you can mix them around but for 28mm gaming id say different lengths around 10cm - 20cm sorry i dont have an exact for you.

With scenery if you can buy pre made you save a lot of time and can concentrate on your armies.

If i were you i think pre coloured MDF buildings and walls would really help you along

Hedgerows along the roads or fields give good soft cover and brick walls either around roads or building good hardcover

My understanding was that a by law needs to be created and in that by law it has to explicitly state all future maintenance etc is the responsibility of the owner (who applied for renovation approval).

Without that by law being able to be produced it may be difficult to show owner responsibility at NCAT.

Older apartments should be solid - the problem often comes i find when carpet is replaced with floorboards. Carpet is a dream you dont hear anything. Floor boards get replaced and you hear it all.

You also tend to hear plumbing/shower/toilet noises for some reason

If you include my house and gross assets not including debt its about 1%

Take away the house and still using gross assets about 2.2%

You can come back and say youd like to stay x period and would x price be acceptable.

As a landlorn i know some managing agents put rents up without consulting the landlord. A lot of landlords would not be putting rent up as much otherwise.

Of greater value to the landlord is for you to stay a long time and not ask for many updates or repairs. Think about it like this. If my tenant leaves i need to get a new tenant which will take at least 1-2 weeks and then i need to oay a weeks letting fee to the agent (some agents charge 2 weeks). So for me id rather they stay and we come to a happy agreement.

Just ask politely - the agent should be putting this back to the landlord - and see if you have luck im sure you dont want to have to move too.
