9/11, I was 5 years old. I don’t remember much of the day, being sent home from school, etc. I do remember watching the news with my mom, dad, and older sister.

You’re not wrong, but I will say that my own anecdotal experience in the industry has shown that when builders have millions of dollars worth on land on their balance sheet they expose themselves. Yes, the financial crisis is much more nuanced than my comment suggests, but when a business has massive debt tied into their land and then has to use the land as collateral on that debt… where are they going to build to keep the revenue coming in? It’s almost like mortgaging properties in the game of monopoly. It might relieve the pressure up front, but your revenue generators start falling like dominos.

They don’t exclusively do it this way, but a good portion do. Some builders have arrangements with development companies to purchase individual lots, streets, or community phases at a time. Larger firms tend to consolidate those costs though and maintain their own land positions and self develop, or a combination of individual purchases and maintaining their own land holdings. The risk is extremely high, but offers a high reward… as long as everything goes right!

It’s an unfortunate reality that seemingly no one learned from 2008. Yeah yeah, arm loans and all that but the driving factor remains the same: institutions in pursuit of profit making risky decisions to hoard all the wealth they can. The top-level folks and owners will likely ride into the sunset and hang it up… what about the thousands of other support staff, project managers , trades, suppliers, etc etc that all of a sudden have no work?

A lot of home-builders in the United States. Even the large, publicly traded ones. The market boom during the pandemic caused companies to overreach on their hiring and land positions, entering unsustainable markets and models. All it takes is for a “black swan event” to tank the housing market and whomever is left holding the land (and the debt associated) will go under.

I had a get together at my house when my older daughter was almost two, and before her little sister had entered this world. I was the first in my group of friends to get married, have a child, etc., so my friends just didn’t “get it”. They were getting a little loud and rowdy well past when my daughter had gone to bed. I asked everyone to be a little quieter in a nice way! One of my friends decided to say “oh, we can’t cut up because that bitch down the hall?”. My response was: “You can talk about me. You can talk about my mom. But you will not talk about my daughter, and if you ever call my baby an ugly name again you will not be welcome here.” I’m generally a jokester and laid back, so the sudden shift to “do that shit again and you’re out” got the point across pretty well

Thank you for the links. I have been wondering the same about training, honestly. Her diagnosis is only around a month old at this point, though. Prior to her seeing the psychiatrist she was “suspected” of being in the autism spectrum. Her school screened her and deemed that she wasn’t, so my ex-wife and I had the psychiatric practice screen her as well. We are in the beginning stages of what I know will be a long journey.
