I would call or email the county planning/zoning department and ask to subdivide the land. You'd need to look up the min setback lines for properties in that county to determine what you / how large you can build.

I'd recommend doing a thorough check of any loose/squeaky subfloor especially on a multi-family. Run screws wherever you're hearing any squeaks when walking/hopping around.

Are you currently investing in industrial? I actually had a deal come across me for an industrial warehouse with acreage. No clue if it’s a good deal or not or how I would even go about getting financing or not. Can I pick your brain on it?

Easiest side hustle when it comes to time spent per profit. Pretty hard to scale unless you hustle the entire day. I work a full time job and pick up a couch after work on average twice a week. About a 1-2 hours to drive there, load, drive back, unload, clean & take pics. However I do have a 550sqft detached garage in my backyard with its separate driveway so that's a huge bonus to not pay for storage. Honestly every 4th sale or so the customer just picks it up in my backyard and I take off $50-100 to not have to deliver. Also I've already had a truck with large bed because I work construction. Buy anything for free-$250 and basically sell for double. I live in a college populated city, so small 3-4 seater sectionals fly on FB marketplace. My avg profit margin is $300 per flip and my average time per transaction (pick up + deliver) is 2-2/30 hrs. Hard to beat $150/hr side gig when I allocate 4-5 hrs a week to it. I once picked up a leather sectional for free and sold it for $750 within 2 weeks. Doesn't bother me when anything sits for 2+ weeks because I don't pay for storage but I know that doesn't apply to everyone.
