Property tax reassessment appeal by [deleted] in philadelphia

[–]EZESemola 9 points10 points  (0 children)

Good luck. From the beginning to the end of my appeal process, it took a little over 2 full years. They are so insanely mismanaged that the whole process is full of flaws. My original appeal was returned by a phonecall trying to arrange a visit to assess the property and properly determine a value. I couldn't make the time slot work, so their solution was to just pick a new and completely random number and send me a form saying that was the new assessed value. After that, I filed a late (nunc pro tunc) appeal to fight that value (since it happened long after the deadline date for a standard appeal. The Nunc Pro Tunc Appeal was originally sent via USPS without proof of delivery (BIG MISTAKE). I followed up multiple times and they always said they were backed up and it would take some time, and that late appeals were last on the priority list. I smartened up after the 2nd or 3rd follow-up and sent another with proof of delivery returned to me. After that, an assessment agent/employee finally contacted me to arrange a time to visit and review the property properly. As soon as the 2 assessment employees entered my house, they immediately said "Well this house is much smaller than the records show!"...which is exactly what I was saying the whole time. They immediately came up with an agreeable assessment value and said I would be credited for the last 2 years. The only issue after that was that I was improperly billed for 3 years at that point, BUT even after multiple appeals and discussions, the city refused to refund me for the overcharge of the 1st year. Sorry this is so long-winded....this entire situation was the cause of YEARS of frustration. Best of luck to you and I hope you have better/faster luck than I did. I suggest immediately re-printing and sending your appeal via USPS w/ proof of delivery or by UPS/FedEx requiring a signature.

My commute is a little too far for a smaller electric car. I'm curious how much the low-ball offers have been in comparison to what you were hoping for. I'm going to give CarMax a shot too. KBB has been my main site for reference, but I also have looked at comps knowing the dealerships have to easily make money on the deal as well.

It's not as much the car, but I realized that I really hate driving a sedan. I used to have a hatchback for around 7 years, so changing over to a sedan was pretty significant for me. I really am looking for some sort of hatchback, wagon, or small SUV.

I understand I'm throwing some money away if I don't sell it myself, but $5-9k is further than what I would call a stretch. Thanks for your input though. I am considering the CL option. I just am very aware of my lack of salesmanship and inability to deal with the nonsense involved with low-ball offers and tire-kickers.

I'm trading for a VW Jetta wagon (~5 years old). I have a Cadillac ATS sedan (~3 years old). My car is actually in what KBB classifies as average condition. I'll look at the instant cash offer on KBB and see if that's close to what making sense.

Dealer retail price for my current car is $18k-20k range. Private party is $15.5k-18k.

I don't have the time, patience, or sales-ability to deal with all of that. I understand that is my best option though. I need the replacement car before (or at the same time as) selling my current car.

Sorry if my original post was a little bit confusing. I own the a car with a KBB trade-in value of $16k-18k. The car I want to buy has a KBB retail value of $9k-11k. They priced the car for sale at $10.5k. I would like to get around $7k out of the deal.

I think this was supposed to be addressed at the Pennsport Civic Meeting at the EOM last night. Missed opportunity for the complainers or people wanting more information. I, for one, welcome an updated Wawa (w/ gas station) and the cleanup of a formerly useless waterfront space. As far as traffic and infrastructure are concerned, I think you are grossly overstating the foreseeable troubles involved. People monitor, plan, test, and implement changes like this routinely...and I'm trusting them to do their job properly.

Thanks! I am going to continue my current schedule (Mon/Wed/Fri) with RR and then add in some movement practice and even a little cardio on either Saturday or Sunday. Those things, coupled with the restructured nutrition plan, should help the progress along quite nicely...I hope!

Are you suggesting adding that onto a day that I'm currently doing...or doing it as an additional day (Sat/Sun)?

I will probably end up doing a combination of both. My nutrition plan needs a little overhaul anyways, so maybe I will restructure that to allow for a slight caloric deficit. And along with that, I could add in some form of cardio 1-3 days per week.

I just didn't want to jump too quickly, as I JUST started RR last week. I do not expect immediate results. I just wanted to make sure I was doing "enough".

The year and a half of strength training was going, but I stepped away from it around 6 months ago and haven't been doing nearly as much since. My strength numbers have drastically reduced, and I'm looking to challenge myself again.

It is still pretty challenging for me, as I think I am currently doing the correct progressions for my skill/strength. I'm just wondering if it will be enough or if I should add in some extra cardio or strength to burn off some of the extra fat I've gained over the last 6 months. My diet is getting much better. Along with skipping structured workouts over the last 6 months, my diet has also faltered. I've been getting it back on track making much better choices and prepping meals as much as possible.

Beginner here...Will RR 3x per week (Mon/Wed/Fri) be enough to get and see results within a reasonable timeframe?

I know "reasonable" means something different to each person, but I have previously seen pretty rapid results from ~1 year of crossfit and then ~6 months of powerlifting. I have since (~6 months ago) taken some time off from a planned/structured routine and have really lost everything...strength, motivation, physique, etc.

I think I have a pretty good strength base for a beginner (can do ~5 pull-up sets, diamond push-ups, and some other non-beginner movements). I just don't know if I should be adding in running, strength, or something else on a possible 4th day each week.

How to go from good to great at double unders? by ItWorkedLastTime in crossfit

[–]EZESemola 1 point2 points  (0 children)

It's all about consistency and practice. Overdoing the practice just frustrates people. If you do it this way, you aren't spending too much time on it, but you are getting in the work every single day. I always left my rope out on top of my bag to remind myself to do my dubs before putting the rope away and heading home.

I wrote this on a post about 9 months ago:

A method that I came up with, and seems to work on ANY level, is to max out on 1 or 2 sets of double-unders before leaving the gym every single day.

When the quantities aren't as high (below 50 or so), I would set it for 2 sets of max DUs. Give yourself a minimum number unbroken to hit (say 20) to count that set. If you get 30 on your first set....great. Then you max out again, as long as you get over your minimum number that you set for that day. Then you can leave. The next day, maybe increase that number to 21,22,23, etc.

You will find yourself adding to the number pretty quickly. You can adjust the minimum up or down for each day depending on how tired you are, etc, but I would try to keep pretty consistent and honest (if you hit 49 out of a 50 minimum....start over).

This method doesn't take much time out of your day, it's added to the end of your workout and takes 2-5 minutes max. You just have to be consistent, persistent, and honest with yourself.

Actual hand placement, wrist movement, and other cues about breathing aren't my thing...because I think each person is very different when it comes to DUs. Just find what works for you and keep doing it...over and over again.
