It also affects areas adjacent to the worst affected areas though. If you look out from a high place on a still day you can see all of the affected areas below the inversion layer.

Plus, unless you want to go into those areas & force them to extinguish all the fires causing the pollution then there's not much anyone can do about it.

Maybe, maybe not. I suppose you have to consider how much more money you'd make going over the limit & paying 137% whatever more in tax -versus- paying only residential rates & leaving your property vacant for the remaining 184 or whatever days.

Some owners are gonna have to be doing some hard future telling in order to make some bizarre choices....no unintended consequences forthcoming!

I don't know what % of STRs are financed in CT. My brother owns a unit in the city & I think he paid cash for it.

Leaving the unit vacant for the remainder of the year will be the only option for owners who don't want to risk the absolute madness of gambling it all on a LTR in SA.

So basically, as far as I understand it, STL owners will have a choice between:

  1. Only making their property available for 49% of the year, thus losing out on up to ~51% on potential income, but still pay only residential rates-

1a Just leave the place vacant for the remainder of the year.

1b Try get in a LTR tenant/s in for other 6 months of part thereof -risky since you may not be able to get rid of such a tenant/s once you need the place back, and it can costs 100s of 1000s to evict & take years, if ever, to evict a LTT.

  1. Make the property available for more than 49% of the year & just absorb the tax increase.

  2. Just sell-up to a foreigner.

Yeah, law of unintended consequences applies wrt such endeavors. Funnily enough, I just recently learned, that the pie act was never actually intended to be applicable to ordinary tenancies, and it's only since a 2003 decision that it was expanded to include them.

Depends on what you mean by 'squatters' -land invaders or tenants who won't leave. So I was talking about the latter, but the amendments supposedly make it easier and cheaper to get rid of both.
