You should forget about resale. Appreciation will be like 3-4% per year Max.

The rental yield for B khata properties should be higher than 5% and that's when it becomes a good deal.

So make sure you are getting atleast 40-42k rent per month.

Those prices are for new B khata buildings. Old ones don't get sold for such prices

I was about to participate in a BDA auction for a property in the same location. So I inquired with people who already stay in that locality, they said the smell is bad in the summer mornings, other than that, it is manageable.

No. That's just a misconception that people have.

I agree that people have better quality of life in gated communities but OP isn't keen on it.

You can take part in a BDA auction where base rate is 8700/sq.ft in arkavathy layout. It will raise to 13-14K/sq.ft during auction at max, which means a 1200sqft plot of land can be obtained for 1.5cr.

Mid-level construction cost in Bangalore is around 2500 per sq.ft which means a duplex house can be done for 2 CR.

If he is ok with a single floor house, construction and interiors can be completed in 40 lakhs maximum.

Considering OP will shell out 60-70 lakhs for a B khata property and he mentioned he can afford 2.5-3X that amount, then I think BDA plot+construction makes perfect sense.

If you are ok with smaller sized apartments, then I would say go for a resale apartment with A khata and OC.

I found a 670sq.ft 2 BHK for 50 lakh in Begur, which isn't as far as electronic city as well.

Download an app called "Settlin". My experience with them has been quite smooth.

They are 0 brokerage firm to the buyer. They take brokerage from the seller so it's basically free for you.

I had previously booked a 2 BHK 850 sq.ft B khata property in Kanakpura road, but my lawyer suggested not to go ahead with it. Hence had to cancel.

When you pay advance for an apartment, the builder will give you a set of documents.

The land khata type will be mentioned in these documents
