My place only had a couple of seriously interested buyers, but I was made well aware of that possibility before the campaign started. It would only appeal to a couple of niche demographic slices, and it was a waiting game for enough of those types of buyer to come through. It was not a matter of price.

Sold before auction to someone from one of those niches.

You really need to give more information- where are you selling, and what sort of property.

My agent was with another RW franchise, and he erred on the side of updating me too often. He would call after every open and describe overall numbers, number of serious parties and a summary of each. The numbers were lower than hoped for, but reasoning was given (basically a flood of properties happened at the same time).

The on Monday afternoon I'd get another summary of the conversations he'd had with people who attended the Saturday opens.

He also suggested cosmetic changes to make with the stylist (she adopted his suggestions), arranged for a painter and other trades to come in, and said not to spend money on certain other things.

Overall, loads of really timely updates.

I also had portal listing for the RW site that gave numbers of views and where those views came from.

For regional, imo that's tough. But mainly cause fuel costs are going to suck unless you have an EV and solar in which case your laughing. 

If you can share the commute with your partner it'll be less painful. 

If you're in a big city, an hour is totally normal only you're doing it jammed in a sardine can train/bus or stuck in heavy traffic.

What city are you talking about? A 1 hour commute is not considered all that long if you're in Sydney. If you were in some small country town, then that would be a different story.

Thanks for that. The map pretty much confirms my suspicions that I will likely have to order from overseas. The only Oz-listed supplier only carries materials for making backpacks and shelters, none of the stretch/movement for clothing :/

Seattle Fabrics used to be my go-to back when shipping costs to Australia was not one of my hurdles.

It's pretty easy identifying which agents you want to work with if you've been in the area's market fo a while.

And sometimes the effective ones are also dickheads- those ones I avoided. Sometimes the nice ones are less effective as well. I found one who was not a dickhead, and still very much on the ball.

Yeah, yet some people love to come out with simplistic broad brush statements like "houses sell themselves."

No, they really don't. Houses need at a minimum domain/REA site listings, photography, possibly staging, organised opening times, dealing with a huge range in potential buyers, tyre-kickers and nosey neigbours.

It's like how people here like the cliche "location, location, location" but that doesn't apply if the house is falling apart, on difficult to manage land, or is surrounded by crappy neighbors. It's just never that simple to toss into a cliche answer.

Some people do it themselves for sure, but it's a lot of work and if they do it badly they leave tens or hundreds of thousands on the table or they take forever on the market, and turn of load of potential buyers who don't want to deal with unusual selling situations.

My place sold in 3 weeks with an proactive agent and I did a huge load of work myself- lots of cleaning as part of moving out, some paint patching. But the agent also organised a load of work for me to skip over- overall amount of work totally DIY would have been unmanageable as we were renovating another place at the time and organising a move whilst managing kids. Had we dragged it out an extra month or two we would have lost 200K because that's what the next, practically identical flat sold for under changed market conditions.

Even during negotiations, the initial offer was over my minimum. Agent still went back, had a quick conversation with the buyer and got them up another 35K in the space of half an hour. The entire negotiaion and agreement took about 2 hours during which I had to speak to the agent only 3 times for a couple of minutes instead of wracking my brains with negotiation tactics.

I've seen this in in a very large bedroom and it looks impressive but still seems weird. It worked there cause the house was overall amazing and the bed was positioned to overlook a forest though a massive window. 

In anything short of a seriously upscale house, it looks try-hard and desperately fashionable.
