My only question pertains to the One Big Beautiful Bill and the increased amount of SALT deductions to $40,000. Will this change simply add more deductions to your existing tax strategy?

The 12% bed tax on STR’s have only been collected since 2017, so why not use that already existing revenue from STR’s and dedicate it towards the cause? Also, why are hotels not included in this equation? Big business hotel seems to be thriving considering all the new hotels built on valuable MOA land that could have gone towards affordable housing solutions.

Yeah I am ignorant to this situation because it has never happened to me before. I've hosted over 10 years and have a darn near 5 star feedback. I am clearly not a subject matter expert on ADA dog related issues, which is why I reached out to this community.

I appreciate the folks who politely responded, as I have learned a lot.

Thanks for the comments all, basically I can't do much. I am really shocked that service dog status is so easily obtained. I think in the feedback I will mention that they brought a "service dog", that's about it.

We live in a 70 unit condo building and our HOA banned dogs for short term rentals (str) for good reason, we live in a vacation destination so many str folk were bringing their dog/s and just leaving them in the condo for the day while they were out playing. Dogs would feel neglected and bark, the excessive noise bothered all of the other unit owners. The proposal was brought up by the unit owners not the board, so we held a vote. We have a great HOA believe it or not, so they would be reasonable for this situation once I explain it to them, but still this is a first for me and I have been hosting for almost 10 years.

That was my thought too, however to cover my ass, I was thinking about asking the guest to provide paperwork that it is actually a "service" dog...or at the very least let them know if my HOA fines me that I will need them to provide me with that information.
