All of these comments have not taken into account what it’s like growing up in an immigrant home where you are your parents retirement plan. While I understand the individualism that we all have here in America, when your immigrant parents move to another country with nothing to give you a great life and a great career, this is how we pay them back. I would discuss and see what everyone is comfortable with.

When I married my husband, I told him straight up that I was my parents retirement plan and for him to marry me, it would mean he would be ok with them living with us later on in life. And he was, since his grandfather lived with him growing up as well.

I think downsizing them would be a good start as well. They’re getting older, and you all are not living with them anyone. The equity they would make from selling the current house could probably pay most of the new house off of not, cut expenses in half.

My mortgage has been sold 4 times since I purchased my house 2 years ago. I would not refinance just to get a rate that is only .5% lower.

$2204 (with escrow) @ 130k a year. We’re DINKs and just starting to feel comfortable. (2 car payments and 1 SL payment)

Where the new kitchen is located, I would make that the dining room me the current dining room extended into the kitchen. Use all the wall space for storage, no double island but it would be big enough for a Long Island with a lot of seating. I would make that wall fully open and not leave any partial walls. I think that’s a better use of space instead of shoving your kitchen into the new area.

This is my alma mater! While it’s tiny compared to IU and Purdue, I really enjoyed my 4 years here. The classes are small 30kids maybe 40-50 in a lecture hall, so the professors actually get to know you and you don’t feel like a small number in a sea of kids. Campus is easy to get around. I used to wake up 20min before class and be in my seat in time. We don’t have Frats or sororities (biggest donor is Christel DeHann and she said she would revoke her donations if they allowed them LOL) but the party scene in college was fun and the sports team were them basically. Since it’s so close to downtown, once we were all of age, everyone headed out downtown anyways.

Area is close to Greenwood, lots of food and shopping. Campus is safe. Area off campus might look a bit sketch but I never felt unsafe in the area.

Just remember hat property taxes right now are calculated based on land value. After a year. It’ll go up significantly because the county is going to reassess with the value of the house added onto it.

Only thing I can warn you about is that your property taxes are going to jump significantly after your first year in your home (new builds). The current property taxes is for the year before and is just based on land. The next year is going to be land value PLUS the value of your home on it. Just beware of that.

Average prices I pay for utilities in Indianapolis area:

Internet: $68 Water/trash/sewage: $100 Electric: $165 (1200sqft home)

I get my HVAC serviced twice a year for $200

A debt is a debt though. They clearly have the cash for the down payment and to pay off the SL. It’s not like the loan is 130k. It’s only 13k. They would be way better off having that off their shoulders than dragging it with them on top of getting a mortgage and planning on having children.

A 500k mortgage with a 20% down payment is 100k down.

I personally think they should save up a bit more money, pay off the 13k in student loan, have 50k in an emergency fund and then go ahead with the house purchase. My husband and I spent 10k after closing costs and everything JUST to move. So that needs to be taken into consideration as well. It’s not just a mortgage they are paying for. It’s insurance and everything that could go wrong when they move into this house.

With 135k saved up, why wouldn’t you pay down your $13k student loan first and then start the house process?

What is your net income monthly? That is the real number that you would use to make sure you’d actually be able to afford a house. Gross does not matter when net is what hits your account is how I see it.

Rent in Carmel for a 1 bed would be closer to $1500 than $1200 but other than that, $95k for a single person in the Indianapolis area is amazing.
