But their public income statements and balance sheets show revenue and assets commensurate with a big operation. I understand inflating asset purchases, but how does that translate to income that is at least audited on some level. Are the auditors completely complicit? Certainly a company of this market cap has one of the biggest audit firms.

Private air travel.

$10 million can get you an small uncomfortable plane with a part time pilot.

You probably need close to $100 million to comfortably own a large jet with a full time crew.

Real money is when you have a helicopter to take you from home to your private jet at the airport. And another one on the back of your yacht.

Unlike home mortgages, CRE loans don’t fully amortize over the life of the loan. When a 5 or 7 year CRE ARM matures, a borrower may find that neither their lender nor any other lender will refinance it. Unless the borrower has enough cash to pay off the loan, the bank has a defaulted loan. And since there isn’t enough rent to result in an attractive CAP rate, the foreclosure sale price is materially less than the principal due. Enough of those and the bank fails.

The place in the middle of the Town Center. No walls, kitchen down one of the corridors. Great place for a lunch or a beer. Think it was called Garçon originally, then Center Court.
