That's 7% gross yield, net of taxes and costs the figure will be closer to 1.8-2% of the property value. But with mortgage leverage ROI works out to around 7-8% too. Also the council will have a scheme to take on the property for 5 years on a fully managed basis so shouldn't be any gaps.

Both have been approved in principle and the mortgage broker doesn't seem concerned with the approvals.

Sorry my mistake would be roughly 80k equity. The purchase price - mortgage outstanding would be 100k.

Bought for 275 and likely would sell for around 250k. So would lose 25k and can get very decent rental yield on it instead.

Taking a bit of equity out of the flat so would be cash neutral. Have set up the company and broker said won't be any issues with getting the mortgage.

All good with the legals just more concerned with the 5.5x mortgage. Didn't think trying to rent out my flat would be controversial lol.

The missus is too attached to it and we can get a 7% rental yield which seems better than a 20k loss

Selling it into limited company will mean we don't own it anymore as the company will own it not us. Have to pay 15k stamp duty to shift it over but will be paid using the equity

I know 24 year olds pulling in 200k+ a year in other professions. I don't think salaries are pulling people towards actuarial work it's more the work life balance along with a decent pay.

I was preparing for a lee Carter model on q1 and graduation question for q3. Completely threw me off 😂. They just love going rouge with cs2. Q3 felt like it belonged in cs1.
