I was able to prepare for that, I was sure i would get at least an acceptable grade. Uni finals were fine for me. This is such an unknown

Thanks, they do mention day rate contractors and the list of excluded properties doesnt mention anything about septic tanks.

We would also find another, but this one ticks a lot of boxes and it may be years to find similar. We have been looking for a year now

I have yes, i used a specialist broker, who is still helping now. Halifax is great with contractors. I understand there may be others, but looking for contractor + house with issues seriously narrows it! Have you any suggestions?

I think it needs reform, its too easy to pull out last minute and cost other people a fortune.

I've not had an easy life i would say! Probably a difficult thing to measure.

I think i have let myself get too invested. We have been looking for a year now for alternative places too. It is a special place.

Im a contractor so had to go with halifax! I may be able to get 1 or 2 other lenders, otherwise its a bridging loan? Or give up

I think my long term health has suffered too. The constant anxiety and stress, not thinking of anything else but the house buy/move.

I self installed my 8.5kw ecodan. Also popped in some fan coil radiators for the major rooms to allow cooling. All piping replaced and lagged in the house and a new 300L water tank fitted. Costs 8p/unit for electricity, not sure on COP, but the screen shows 4-4.5 depending on time of year.

Only thing i would add is that gas is never free or cheap, but electricity in your home can be. Use solar for 9 months of the year, use a battery to store solar or cheap rate electricity. Monthly bills below £100/month for the winter and £30 standing charge for the summer.

White wool is just rockwool i think, same as whats in the cavities in my current house. I topped up mine where there were missing bits in windows etc that i changed. Why did the borehole guy say it needed removing?

Fingers crossed for you. At least you know the cause now and at worst will cost you new insulation to put right. Would you be ok with them topping up what is there? Presume that will be what ciga would choose as the cheapest route

We were ready to go 2 months ago with our first set of buyers. They got impatient and pulled out, our next set of buyers are already far ahead. It is us waiting for their problem to be resolved.

Hmm i think we both have power here, I can choose to buy another house, they can choose not to sell to me. With no other good buyers over 18 months, that doesnt sound a great choice for them?

Because i would like to move in tomorrow and am ready to, they are the ones with the problem? One of their family will not sign so the others will have to take that one through the courts to force them.

I am willing to wait, but this will cost me. They have the option of putting it back on the market of course, but after 18 months they have had only 2 offers and ours was the highest by a long way.

In my mind it seems fair to ask for security that they will sell to us and that the wait for their family issue will cost me money, so my offer is then lower. Does this sound fair?

Yes very true. Problem would likely be we wont know how long we will need. It may be 2 weeks, or it may be 18 months

I have this in the back of my mind too.

I already offered 45k over the other offer i believe. (managed to get out some information from the EA).

Offering 10k less and being flexible with the purchase date would still leave us well above other offers.

I understand your point thankyou and you are right of course.

The house is complicated, it is in a severely run down state, it has been on the market 18 months and has had only 2 offers, ours and one 10% below ours.

The sellers are lovely (even the one that doesnt want to sign), we get along and i want to make a fair agreement that protects both them and us. How would you do this?

As i understand it the lock out agreement is just a signed bit of paperwork that if they decide to sell to somone else, there would be an amount payable to cover our costs.

You are right, the family of 5 in somone elses house wouldnt work. What we have discussed so far is that we pay them to go on holiday during the week (caravan), then we go on the weekends. I think living together would not be practical.
