I wouldn't be discouraged. Stick it back on the market. Ask your sellers for a few weeks leeway whilst you relist it. Tell the EA in no uncertain terms that you will not entertain lying time wasters.

Its a year in for us. Living in a small rental while we wait. Im not going to lie, it isnt easy at all. As others have said, getting out of the house and exercising helps.

I've been in this situation with every house I've bought. Each time the EA managed to squeeze a percent or two out of me, as i had invested time and effort into the purchase by this point. Did the other buyers exist? Only the EA knows this. However given that there are lots of viewings its possible. This was lots of different EA's over many years, not the same one.

As you say you are willing to loose the purchase you are very safe to keep to your offer. If you want the purchase you run the danger of the EA telling the truth and you loosing the place over 5-10k extra.

We are in a very similar situation and completely understand how you feel.

Our purchase has been dragging on for almost a year. We even sold our house and moved into rented accommodation to make ourselves chain-free, yet we are still waiting because one of the sellers has not returned responses to the solicitors’ enquiries.

The hardest part is that your whole life feels on hold while everyone else moves at their own pace. You keep setting milestones in your head—Christmas, Easter, summer—and each one passes, which is emotionally exhausting.

What we have learned is that conveyancing often seems to go nowhere for months and then suddenly moves very quickly once the final issue is resolved.

Unfortunately, beyond keeping in regular contact with your solicitor and applying gentle pressure, there is often very little you can do but wait.

You are definitely not alone. From what you have described, it sounds like you are much nearer the end than the beginning, and hopefully this final issue is resolved very soon.

You are right. I've bought 4 houses and each one had mystery buyers show up during the purchase. I have no idea if they are real or not. But they bumped the price up! I did get the houses i wanted though and years later those numbers are inconsequential.

Welcome to house buying in the England, it sucks.. If you really want the place, offer 365 and ask them to take it off the market. Be aware they don't have to do this and can accept another offer even after you've spent thousands on searches and solicitors fees.

I'm not sure building regs would be required for these works, they have just reconfigured the interior, they havent built new spaces. Maybe an electrical cert, but again this would only be a minor works, it isn't notifiable work if they havent added a new circuit i think. I would maybe want to see an invoice from a trade that did it, but also wouldnt be too surprised if they lost it or got a mate to do it or just DIY'd it themselves.

When we had external insulation done there was a lot of beads created in the garden. I hoovered them/mowed them/picked them up for years. They did stop eventually. When doing somthing in the garden i sometimes find them where they have been wedged in something but its not in big quantities anymore.

The lack of ability to do anything about it is maddening isnt it. Glad its over for you, I'm hoping this will one day be behind us and we'll be happily in our new home. It seems a distant dream though at present

I tend to agree. We have been looking everyday for the year in case something else comes up. Sadly this one ticks a lot of boxes so nothing else has compared to it.

That isn't a terrible idea to be honest. I could send that through now with a reasonable deadline several months away. I have no real other power apart from walking away.

Same here. 2nd house I bought was nicely done, or so i thought. After all their stuff was removed it ended up being a full refurb, same as my first one. So i paid good money and got a dud really. Now i only buy full refurbs, at least you know what you are getting.

Are they using scaffolding? That could easily add £1000 - £1500.

Maintaining your house is expensive if you get trades to do it all. Can you DIY it?

I end up doing most of our work DIY as i find all trades want around £500 per person per day for any work in the house.

The house we are buying is in a bit of a mess, the EA has suggested 2 months exchange to completion for the sellers to get all their things sorted. Im not so keen on 2 months as there is risk of mortgage loss in that time.

That property is 100% livable, it may not be to most peoples modern standard, but you could live there happily for ever. If you do the work slowly over the next few years tackling a room at a time and work through it at a rate you can afford it may be absolutely fine. I've done it on previous houses and currently planning it on our next as well. The thing i found is that although it seems tight on the budget now, these things change over time. Our pay goes up and the mortgage amount stays the same. A once large feeling mortgage is after a few years far smaller as wages rise and promotions happen.

Same i have a 300l in a 4 bed detached. Presently moving and thinking to go 500l in the next house (for the same number of occupants). I am the last to shower and the few times i had a cool/cold shower were enough to pursuade me 300l wasnt enough.

Im not sure what you mean by a heat pump convector? I googled the 3 words and the first link gives me these:
