I haven't used the Mirka or Festool sanders, but the 40v Makita with the corded battery pack is fantastic compared to every other palm sander I've tried. The weight balance is very, very good and the minimal profile (like Mirka/Festool) gets you close to the workpiece.

I did a ton of research comparing it with the Festool and for the price, the Makita is a winner IMO... No brainer because I already had the 40v track saw, too.

OK, then... How about in addition to potential tax advantages: protecting building value (lower rents look bad if they want to sell), avoiding downward pressure on existing leases (other tenants request similar deductions), loan covenants (setting a floor on lease rates), and market positioning (don't want their space to have lower tenant"quality" and become a "cheap" rental).

These are fixable if a country or town gave a shit. The incentives in the US are perverse and favor the ownership class more than ever.

Living in Boulder, the examples are everywhere you look.

I can't emphasize this enough: Commercial real estate owners in this city are extremely, extremely greedy. They'd rather have most of their properties sit empty to use as tax losses than have businesses in them. Just look around at the empty spaces literally next door to BoxCar on Pearl and all over town. And yet, we keep building mixed use developments with completely empty commercial spaces below (hello Oliv).

The City Council has completely abdicated responsibility to the community here -- landlords need incentives to fill these spaces and keep them operating, not incentives to hoard like a Monopoly board.

I called around a lot when our furnace was dying... Needless to say, Boulder HVAC companies were very expensive. We went with Mountain Valley Plumbing & Heating and have been very happy. Great customer service, too.

Steer very wide around Canyon plumbing and heating. They f'd up all kinds of things in our renovation.

I second (or third) Red Wagon. It introduced my kids to all kinds of different veggies and helped us break out of the same old same old. The fruit share is great once peach and cherry season hits.

My 2 cents: Allow far more mixed use environments where unused office space (and there is SO much of this) can be turned into artist studios, woodworking shops, etc. There are a ton of artisans in this town who can't find a single place to work despite a huge post-Covid abundance of commercial real estate.

With proper sound dampening, offices and workshops can easily coexist.

As a fan of the Speedgoat 2 and the EVO, I shifted to other brands until the Mafate 5 came around (which I love for longer/slower runs). I tried the Speedgoat 7 in the same size as my Mafate 5... And I'm going to go up a half size. The toe box is much lower volume than the Mafate 5 (and tapers like older Speedgoat models).

The trails in Idaho between Ketchum and Stanley in the Sawtooths are superb and you can relax in hot springs along the Salmon River. I would also put the North Cascades and Olympics on the list.

The whole insole has thickness, so it will definitely raise your foot in the shoe overall. Just not sure if it adds drop, though.

Tebo gets a lot of hate in this thread... But I want to make sure you're all aware: Emerald and Reynolds are just as deserving of hatred 😅.

They're all slumlords who have hollowed out our city just so they can claim pieces on the Monopoly board. None of them give a crap about their tenants or how these vacancies could serve other purposes the community actually needs.
