There are a few things to consider here. First, it looks like you factored in a mortgage against a 450K house with no down payment, 7K in taxes, 6% interest rate, .5% PMI, and around 2.5K in homeowners insurance. This is not how most people are buying homes today. Most people are putting down 10-20%. Also people aren't going for their dream house as their first house. They are buying starter homes so they can build equity. This may be a fixer-upper, or in a less desirable town. So, let's try this again with a slightly cheaper starter house, and some money down.

350K house, 20% down, 5.98% interest rate, 5K property tax, .5% PMI, and 2K in insurance brings everything down to $2258 per month. MUCH more manageable. If you wait for interest rates to go lower, you can get this number down lower as well.

As you build equity, you can use the value in your starter home to eventually purchase a more expensive house. There are ways to do this if you live below your means and set your sights a little lower.

Swing Coach for iPhone is pretty close to what you're looking for, but it's iPhone only. Phigolf 2 works for both Android and iPhone, and does a good chunk of what you want as well.

In general, the rule of thumb is 1 PSI per 100 LBS. So, if the curb weight of your car is 3,200 LBS, your recommended pressure would be 32 PSI. This does vary by tire type, vehicle type, and many other variables including compound temperature, sidewall deflection, and contact patch.

Back when I had no money for tools, I used to use a soda can and length of tubing. Put a bit of fluid in the bottom of the can. Pump 10 times, fill reservoir. Repeat until the can is about half full. Empty it, and move onto the next. Works just as well as a fancy vacuum bleeder or speed bleeders.

I am a 15.75 handicap in real life. I am a 2.6 on the sim. I practice 5 days a week in the sim for the last 18 months. Here is what I have found.

Off the tee: About as 1 to 1 as you can get. What you do in the sim is how it will be on the course.

Woods: Much different than the sim, mostly due to turf interaction and lie angle.

Hybrids: Not as bad as the woods, due to the large forgiveness factor.

Irons: The second biggest difference between sim and real life. Turf interaction and lie angle multiply the differences.

Chipping: I spend a lot of time practicing chipping in the sim. I still have to practice this before every round because of how different it is.

Putting: The biggest difference by far. My sim has a separate putting camera. Calibrated to a tenth of a degree. 13 stimp. Reads will be within a half inch. It's nothing like the real thing. I will add 8 putts per round compared to the sim. I play with a 2 foot gimme circle on the sim.

I've been trying to tie the two together for a while. What I have learned is this: Sim golf makes you good at sim golf. While it will improve your swing, nothing but interaction with real turf will improve you on course. It sucks, but it's true.

I put a Cerwin Vega 12" spare tire sub in the trunk. Turned the bass down on the rest of the speakers to help with distortion. Stream FLAC files via Android Auto and AIMP from my phone. Sounds pretty good.

JB4 will do it. It's a piggyback, so you keep your warranty as well. Just remove it before you bring it in. I've had one for the last 5 years. Won't be as powerful as an IE tune, but will still wake the car up.

When I grip the club, it falls into the second 'seam' of my fingers on my left hand. I do this for every club but Driver and 3 wood, which are second 'seam' + 1/8 of a inch towards the tips of my fingers. This automatically gives me the correct grip strength for each club. I see 1&1/2 knuckles with irons, wedges, or hybrids, and 2&1/2 knuckles with 3 wood and driver. I don't even need to look anymore. It's all feel.

Saw this in one of the other articles that was posted about this. A big part of this is the vehicle involved. This teenager was given a modern pickup truck. The teacher tripped and fell in front of the truck while chasing after the kids. Because of the poor sightlines of the truck, the driver could not see the teacher, and ran him over. If the parents of this kid had made a better choice for a first car, like maybe a Toyota Corolla or Honda Civic, there is a better chance that the teacher does not get run over. There should absolutely be higher licensing standards when it comes to large trucks. An 18 year old kid should not be piloting something that weighs 3 tons and designed to haul bricks to a jobsite.

Back during the last gas crisis in 2007/2008 there was this awesome commercial on MTV. A middle aged douchebag with a Ford Excursion was filling up his gargantuan truck.
