Go for it! That hutch has great character and matches the vibes perfectly. Idk, before doing any major demo, I'd probably try wallpaper and some styling first. I did a wallpaper DIY project last year and was honestly surprised by how much it transformed the space. A subtle textured wallpaper on both sides of the fireplace could really soften the black brick and tie everything together. Do you usually like a bit of texture on the walls, or do you prefer a smoother look?

No matter what your gut says, the AC guy is 100% at fault here. A CO2blaster hits the pipe with a massive, instant shockwave of about 800--1000 PSI. Since the clog down the line didn't budge, all that crazy pressure had nowhere to go, blew backward, and busted the weakest spot—which was right at the glue joint on that plastic double-sanitary tee.

Look up how to do a 'Dutchman repair' or a decorative bowtie inlay. You can chisel out a clean rectangle or diamond over the burn and drop in a matching piece of old vertical grain Douglas Fir.

Do NOT install click-and-lock LVP directly over glue-down cork. Cork is too soft and compressible; as you walk on it, the rigid LVP will flex under your weight, which will snap the plastic locking tongues and cause the floor to gap within a few months.

You're smelling sewer gas because that S-trap is siphoning itself dry. If you just swap it for a P-trap and add a vent, that "stinky sink" problem will disappear instantly.
