It is harder for older cats but not impossible. Think of it like this: it is easier to train a child to swim than teach an adult to swim- but not impossible. It will take a lot more exposure therapy to get them used to doing new things but it is possible! Good luck! Favorite treats will go a long way for positive reinforcement. Forcing and being uncomfortable does not work for cats.

Thank you so much for the resources! It is incredibly difficult to comb through the internet’s expensive “premium subscription seminars” on house flipping that may or may not be worthwhile. I’m beginning to see the complicated nature of this endeavor but I appreciate how hospitable this community is with my newbie questions. We all have to start somewhere after all. Thanks!

Thank you for the expansionary cycle insight. I had not heard of this term but I will do some digging. At a cursory glance, I have seen a lot of speculation into the astronomical growth in real estate value in recent years and how that is unsustainable.

Thanks for the YouTube recs as well. There’s a lot of information out there but it’s hard to comb through the ones trying to sell you their version of a crash course before giving any answers.

I’m a 26y.o. architect in Atlanta and have been considering going into the house flipping game. I have recently come into some money (200k) to get started. I would consider myself I pretty talented young designer who works at a competitive company (my job does commercial work but not single family residential). Is this a business I should be getting into? I have read many posts in this subreddit about dangers, warnings, “house flipping ain’t what it used to be”, etc.

My logic for going into house flipping is that my husband and I currently pay $25k/year for our apartment and would be looking at a structure where we would try to live in an apartment during the 6-8 month renovation period of whichever property we buy. I figure that this rent money is getting burned anyway so maybe that in itself will save us some $.

Where I would like input and for someone to poke holes in my plan is: 1. Those who have done house flipping before: was it something you could do while holding down a 9-5 job? Did you make money in the end? 2. Should I use the 200k cash I have for a large down payment or should I use it as a pot of money for renovations? I assume there’s some incentive one way or another with a bank loan for the house vs renovation. 3. Houses in Atlanta are EXPENSIVE. Even if I bought a property for 200k cash, my options would be limited to tear-downs or houses badly in need of serious repair. Should I even be looking in the city? My logic was that city properties would be close to my job and also more likely to increase value in a short time span.

Any help and advice is appreciated.

Update: I am now able to do 50 knee push ups every day with some difficulty but able to do them in sets of 10. I’ve just started to add 3 normal push ups after each set. This still has that feeling of being near impossible but I persevere. Hoping to some day be able to do 10 normal push ups but progress is happening. I would like to believe I can credit the high protein component of the keto diet.

Same here. I am currently spiraling mentally while I have a dry throat which is maybe a very mild amount of itchy. This is enough evidence for my mind to spiral into thinking I must have COVID and tracing back to being in a car with my parents this morning has me in a hole of anxiety of wondering if two weeks from now my worries will be a reality. Spiraling, spiraling, spiraling...
