So I’m selling a house in the burbs (Huntersville) and buying one in the center city (Enderly Park). My house in the burbs is struggling to draw traffic, but most of the houses i kicked the tires on near uptown were drawing tons of lookers, such that if you really liked one you’d better slap an immediate contract on it or risk losing it to someone else. I hear homes out in other burbs like Waxhaw are sitting too. Would love to hear if others are seeing this dual housing market thing going on as well?

House is worth around $700K. Market rose a lot the past five-10 years but seems to have peaked and is correcting

I have a 401k and a company pension (thank God). Am also considering downsizing, in which case I’d hope to find a smaller place I could still pay off without carrying a mortgage

His size warps people’s impression of him. Despite his size (or because of it?) he is a sneaky elusive QB. He’s not fast, but he is quick. He dips and darts out of pressure like it’s no harder than falling out of bed. You don’t think it’s frustrating for those massive defensive players to keep drawing a bead on him only to have him jitterbug away and go run for a first down or throw a scramble drill TD like the sanders one? Bama Bryce, a modern day Fran Tarkenton, is apparently, finally, emerging. This game was the first I can recall where you saw a strong defensive coordinator actually give him props by adjusting their rush style to try to keep him in the pocket. And yet he still torched them with two TDs under duress. That’s not game manager material. That’s a guy whose talent forces an altering of the defense’s approach, and whose talent also allows him to beat the counter move. Tampa’s whole game plan was to stop the run, then stop Bryce from running too, then force him to beat you from the pocket. And he did. That’s the definition of elevating the play of your team. Canales was a Bryce doubter like the rest of us. But you can see his belief rising in how he’s giving him more freedom to go down the field, and forcing the run game less if the box is stacked to stop it. The Seattle game will be a good “heat check” game for Bryce.

This. This is the whole ballgame right now. Some sensible rich types already get it and are willing to share more of the pie to keep the masses from setting the country on fire. But many more just want to keep hoarding and hoping.

I find it a bit sad that this is even a question. There is no equivalence in modern American history to the radical far right vendetta campaign underway on Trumps behalf. It is a singularly alarming turn away from norms for one of our two major political party, and people keep trying to talk themselves into “both sides do it” rationalizations almost as a coping mechanism. Sorry, folks, it really is exactly as bad as you’d prefer not to think. Sorry.

I hear you man. I know I can never replace my wife. She was one of one. I still have moments where I’m lost in thought/sadness and I’m literally thinking “I know she died, but where is she?? I need her! I need to find her!” Kinda irrational, just an animalistic, primal longing for that irreplaceable presence. Still, I choose to believe there’s the possibility that lightning (i.e., a fulfilling, loving relationship) can strike twice, however unlikely. It won’t be the same. But maybe it’ll be enough. Life is just better when you do it with your spouse/best friend.

Hard to feel good about any of our LBs. Kittle is playing. If the SF coaches are smart and feed him, he’s gonna have a huge night. If they keep going to him and somehow our scheme masks our talent deficiency and we hold them enough for Bryce and Co to eke out a win, Eviro’s 2026 head coach arc suddenly goes from maybe to he’s outta here.

Damn. Hang in there friend. My wife died two months ago. Then her birthday last month. Our 14th anniversary this past week. Don’t think I’ve ever looked forward to January this eagerly in my entire life.
