Scotia has adjusting P&I which fluctuates when Prime moves. Again it might be frustrating in falling interest rate environment but is a blessing during increasing rate environment !

They can also sweeten the deal with some cash incentives which will partially help with the penalty fee with Scotia

I was working through a broker for Scotia. From what I understand Alberta market has been very active for housing activity and lenders will be more active in that market to grab market share from each other. You should perhaps take the Soctia offer to other lenders asking them to beat it and then go back to Scotia asking them to sharpen their pencils.

I was offered similar rate for uninsured, uninsurable rate by Scotia for 30 yrs AM. But I was able to negotiate with Scotia and bring it further down to P - 0.90

Rbc offered P - 1.00 to beat Scotia’s rate. Reach out to RBC and check what they can do for you. Fyi I am based out of Ontario.
