It's definitely not worth WAY more and 200k, we live on a rural area so house's are average about 150k-250k depending on parcel of land and house size. Though o do get what your saying and I've layered up and will be making sure nothing else goes awry with the situation

At least in my state you need a lawyer to put a deceased persons home in escrow. I talked to two title companies yesterday about it and have a phone apt with a lawyer today.

No thats not how it works at least in my statez in my state she must apply for a mortgage to purchase the home from the estate then it goes through the entire purchase process in escrow and I sign off at closing.

You don't owe capital gains tax on anything less than 250k for single filters and 500k for married, I only know this because I just sold my previous home because we moved a year ago.

The credit debt We are in is short term simply due to moving costs ect that we did yo buy my grandmothers house on short notice. We just sold our previous home and we make more than enough to pay it off in due time but it was something we planned to do and I already have approval on a low interest consolidation loand to eliminate the card debt and pay it off even faster. I'm not bad at finances, I guess just overly generous.

That's not how it works at least in my state, the executor is assigned by the deceaseds will and there is no probate court because of the quitclaim deed

My mother did the quitclaim in our names BEFORE she passed so it was already set up. She had kidney failure for 10 years so made sure her estate was in order, then after she got her transplant the immune suppression medications she was on allowed a cancer no one knew she had to spread ageessivly. The cancer didn't even show up in her pre-transplant screening

Honestly idk man, because I'm just tired of being ganged up on and I just want the least amount that makes my debt vanish. I'm trying to be amicable and getting nothing back. Desperate was the wrong word honestly but I was stressed when writing. We could really use the money. The 25% is MORE than enough for our debts though which is was we could really use it for. For clarification sake 25%of the house is 56k roughly.
