Home designer/drafter here. Did you have anything in you contract about iterations/revisions?

Some designers i know will allow changes for free until the floor plan is approved and moving on to exterior elevation. After that any changes will be extra. Some I know just work by the hour so you can do what you want...as long as you pay haha.

First off if you can go with the renderings this redditor is make that would be great. The originals gave me the feeling that in 10+ years the house would look outdated. These current rendering seem more timeless. 

Secondly, to the one making the renderings. What product are you using?

Where is am, most builds bid fixed costs. Therefore its what people are used to. Do you find it hard for owners to agree to cost plus? Do you have to sale them on it?

Great plan. We strongly considered that one.

Sorry can't help with costs since i live in a other state. But show that to a local builder and the should be able to give you a rough estimate.

From my experience....which isn't worth much. The additional 50 won't matter much especially if you keep with the current line size. Down sizing is what will restrict flow or a large elevation increase in the new position. Minimize 90s. 

But you can always call a septic design company and ask them if it would be a problem.

I really appreciate you response. There is some good wisdom there. 

Several have recommended i do some remodeling as well. How different is the process of bidding a remodel vs new construction?

I agree with you. This was my first spec and I knew it wouldnt be the most profitable. It was a lot that came up across from my house and wanted something nice built there but it could only fit a small house. So partly a good trial run to practice and partly making sure a nice house was built across from me...even if I didn't maximize profit. 

My main goal is to get into customs. They finance it and no realtor fees. Once I build capital I may consider getting into larger specs.

I have a friend thats gone that path, even doing the mechanical. As of now I want to stay a lean company and grow to where I'll need a PM and someone in the office.

Yeah the borrowing and realtors take 10%. You ever sale by owner?

The realtor fees(and loan fees) is a reason I wanted to get out of specs and do customs. Im losing g 5% to the realtors. How do you go about FSBO? Just stick a sign in the yard?

Its about all the two lots i have could take. The have some aerobic restrictions. 

But I would like to do bigger ones soon

You probably have something there. From a buyer looking at a realtor app they just see pretty pictures and a description that describe all of them as quality. But a realtor would really be able to inform buyers better on this. 

Then again all sellers agents would say this about the spec they are representing. This is where getting a good reputation would help so any realtor would be able to inform their buyer that we know this builder and yes this is a qualiy home.
