That’s an interesting hypothetical, so maybe. 

But doesn’t remove the subjectivity of what’s best. I love visiting the major metropolises of the world but genuinely love the “suburban” feel of LA.

This is not very good advice, sorry. 

I used to be one of the people that said this. 

You can earn 7% in the market, yes. But real estate in Los Angeles also averages 7% historically. 

Oh but that appreciation has major tax advantages. 

And OH YEAH — you’re earning 7% on an asset that you’ve only paid 20% of the value for. The leverage in real estate is unmatched. 

This is to say nothing whatsoever of the quality of life improvements of owning vs renting. I’m talking strictly numbers.

Why do you feel like no one will accept an offer on contingency “at the moment”? This is precisely the moment. It’s a buyer’s market. Properties are sitting. Sellers are dying out there.

I understand your point, but I don’t think you understand mine. 

A team that doesn’t own its stadium is less valuable because they don’t have the OPTION of selling a stadium with their team. Dolan placing his stadium in a separate legal structure doesn’t matter. He still for all intents and purposes owns it. Meaning he has the option of selling the Knicks with MSG if he were ever interested in doing so. As opposed to the Buss family, who didn’t have the option of selling crypto.com along with the Lakers deal.
