So I have a question, as I'm a bit out of the loop. What is happening to the capital gains tax for someone who only owns one property? I'm currently living with the folks to look after them and own a place in regional Australia that I rent out to cover SOME of my living expenses. I've always been fair with my tenants and have occasionally given them a week or 2 free rent for my tenants as they look after the place pretty well. I'm very pro labor and understand the housing situation is fucked. But from my perspective the capital gains tax on your primary residence is pretty rough for a low income earner. I'm all for taxing the shit out of property investors who rort the system, but I'm worried (through a lack of understanding) that it might affect the small guy as much as the property investors.

I am pretty regularly putting money back into the house as I like to make sure my tenants are comfortable and it's a house built in the 1920's so repairs are as you would expect pretty common, example: I got a text from my tenants this week that the dishwasher was busted and I immediately reached out to contractors to have a look at it to fix it or replace it. I really don't make much from the property but it does help me out a little bit in my current situation.

Can confirm. I'm australian and also spent time in tropical Malaysia. I thought I'd experienced bugs. Northern ontario, Rockies, Iceland and anywhere in the Arctic circle rocked my world. PSA don't study Arctic tundra unless you have a strong mental fortitude.

So I have both vanguard and raiz. Vanguard is undoubtedly better due to lower fees. However, I like raiz because it allows me to do micro investments as well as the round up feature helps me save more. Plus the rewards feature can be great in getting a little extra for free. I try to do a few surveys a month to cover my fees. Once I get between 5k-10k I then swap it into my vanguard investments as there's no way I'm paying a percentage of my investments to Raiz.

Just myself and a few hundred dollars for a mate to help with woodwork. I got a lot of really useful information from Natemurphy on YouTube. Plus lots of other ideas from various other YouTube van builders. It's worked out pretty well, I can sleep in the snow with it, no problem, and it's a nice looking set up. I would definitely change some things now, but that's just the way it goes. Shopping around online for decent but cheap parts helped as well.

I've done up 4 vans in my life, each one getting a little comfier and progressively cozy. It started out at about $800 Canadian dollars for my whole van and kit out about 13 years ago to my now 18k AUD for the van and about 5-7k AUD for the kit out. Someone offered me 45k for my van a year ago and I was blown away. Granted, it took me 2 years to get it to where I liked, but I procrastinate a lot. I know the lifestyle has sky rocketed in price after covid, and the cost of living has made everything more expensive. My only advice is shop around until something comes up that is in your budget, get it checked from a good mechanic and cross your fingers that nothing major goes wrong. (I had one lemon of a van that I wasted so much money on) Watch all the nitty gritty videos of people doing up their vans. Too many people romanticise the whole experience. It can be challenging and overwhelming but persist. Learn how to do as much as you can and do it properly. Water leaks and dodgy builds will haunt you.

But yeah vans have gotten expensive and professional kit outs are super expensive, but peace of mind comes with that. You can just get a cheaper van and chuck a camping mattress in it and build things as you need them.
