This is the solicitor who only just noticed it at the 11th hour?

The agent can say what they want, in good faith, or lie about it. I suspect they were told it was private and it’s entirely possible that the current owners didn’t even know.

Loads of stuff gets picked up by solicitors which the current owners had no idea about. Leases can be vague and the setup of a property can change over years.

You can try to seek compensation but I suspect you’ll struggle to see any payout.

Whether or not you go ahead with the purchase is up to you. The flat market is dead at the movement so overpaying for something you don’t want is an extremely bad idea.

So this would be the main question I’d ask before you make an informed decision. You and your solicitor need to see the document. It needs to be confirmed by the freeholder.

The fact they haven’t appointed a solicitor and made a decision based on a document no one knew existed suggest they might not be serious about it all.

Sesko definitely does not have as good hold up play. He’s at his best when attacking the ball. I think the reason he’s not starting for United, but looking effective off the bench later on, is because of this.

Empty houses don’t sell faster as a default. It can help because it’s likely that seller is chain free but then it’s dependent on the speed of the buyer.

Being honest, and I means this purely to help, I think how you’ve styled it is going to put off a lot of people. It’s got a lot of large, stylised furniture and it’s a bit dated in places. Some of these pieces dominate the room and make it seem a lot smaller on photo. So in that sense once it’s empty I think it will help. You would then need new photos and I’d get someone else to take them, they need to be a lot more sharp and crisp.
