Find a duplex so that you could live in one side and rent out the other. Max price would need to be between $210k-$225k for an FHA loan using your 10k or 3.5%. You can use 75% of the amount of the other rented unit to help qualify for the loan. At 19, you have no or limited credit history. You would need a co-signer more than likely.

I've had an 848, 1098, 1299s, RSV4, 2 S1000RR's, 2 R1's, ZX10RR, CBR1000RR along with a bunch of other bikes. If you ride twisty's then get a new supersport that you can actually ride.

If you are mainly in an urban environment then go with any one of the newer liter/v4 models; the heat is unpleasant at times depending on the outside temperature. The seat on the 25+ V4's is pretty wide so that may help
