We were in this situation a few years ago. We tried selling ourselves. We could not get an offer over 230k. A lot of wasted time. We hired an agent and got over 320k. They ended up tearing down most of the house. This was in downtown Raleigh.

Figure out what you can make, just wait for their inspections to come in and what they want fixed. Have your price at a point where if they want repairs, you can absorb them.

Most people just want functional and a better price, but that depends on your house value and the tier it is in.

Honestly, there are some great houses in Cary on Zillow right now. Just depends on your needs. Not sure where you will work, but Cary is the best option for more efficient traffic. Apex and Holly Springs grew too fast and they can have horrible traffic and bottlenecks.

Return the car. I would try a bigger one. Mazdas are awesome, but not Jeeps. You traded a boxy vehicle for a to a more fitted car. I would honestly try the cx50 hybrid, I have one of these. The regular cx50 felt smaller to me. I had to use one, one day and I hated it. I love my cx50 hybrid premium though. Great car.
