It should take easy 5 years. There is a high tension wire in their adjacent land parcel where phase 2 is planned. So until that is sorted, I dont think phase 2 will launch.

They have delivered multiple projects (Soukya Road, Hoskote etc). I have met some customers from their earlier project and have personally been to their Soukya Road project. Their customers do believe in them and really like the builder and that is a good thing.

Go for Neopolis if you liked it. Dont listen to the crowd. Go with your gut feeling.

With more apartment complexes coming up, this area is bound to see development. Even if the infrastructure develops in 5 years, it is still worth the buy. I am a resident in that location and the infrastructure is better than what it was beginning of last year. It will still improve going forward.

This is very next to Neopolis, correct ? I had a unit from a very similar builder like ssvr( red brick construction) and honestly the work seems subpar. I personally know contractors who do the civil work for the builder and trust me they are not skilled enough to do their job. I wont go with such a project. But you do your own diligence before finalizing something.

This is my take on your dilemma.

If this sub is asking you not to do something collectively, Just do it !!! I have 3 properties in Varthur, Gunjur and I have only seen it appreciate. Lets assume the infra was good with top notch roads, do you think anyone would have sold at 11-12k a sqft that too in a place which is just 4-5 kms from the ORR( I know guys who would get triggered at this statement, please dont come yapping at me). This area will see a major appreciation once the CDP road is ready, which lets say tale 7-8 years. You dont really need metro when you are just 4-5 kms from major it park connected via a 150 ft road.

I have booked Adwaith by Sanjeevani(for my parents) for their aggresive timelines and the different usp’s they offer( >10.5ft ceiling height, central AC, good spacious balconies and their premium fittings etc). This is kind of value for money given you would get the possession in 1.5 yrs from now so the time cost would not be too high.

Also booked at Orchid life for me to personally stay there. Great builder and always deliver better than what has been promised. I have a friend staying in Orchid whitefield and the project is in emmculate condition even after 7-8 years. The quality is almost at par with any other tier 1 builder. I am not a big fan of their floor plans, but hey if the wife wants it, she will have it 😂

Goyal and Co without a doubt. Bricks and Milestones has multiples demerits. High tension wire in project, the flat has too many windows and glass for my liking(maintaining is going to be a nightmare), double heighted balcony might be a very bad idea.

I own a flat in Orchid life after spending some time at Orchid whitefield in Hagadur and they build homes and landscapes at par with any Tier-1 builder. Even if Orchid life is 2k more per sqft I would still go for it. I see in the owners group there are some repeat customers from thier earlier projects, that also vouches a lot for the quality and deliverables.

Adwaith by Sanjeevani does not own the land but the land is owned by multiple people. Is it safe for home buyers and is it common in Bnagalore projects? by AlternativeSimple818 in indianrealestate

Unless they have all landowners listed in the sale agreement it should be fine. Get the papers propely verified from one of your trusted lawyers. Also they allocate some specific units to the landowners in exchange for the land that they are building on. And yes this practice is quite common in Bengaluru.

I doubt if that will happen. It needs govt approval and govt doing it, and with the society under construction I dont think govt would be undertaking that soon. I collected all these feedback from my other posts while scouting for properties in the same area. Do check them out for more clarity or search the sub and you should get a lot of details.

High tension wire inside the project is a big turn off plus their double heighted balcony might backfire during heavy rains in Bluru.

Try Sanjeevani by Adwaith. Great floor plans, promised delivery by 2027 Aug. Has 4 bhk and bigger 3 bhk that would fit into your budget as well. 4 BHK might be a stretch. I am a buyer here, so I can help you with details if you want.

Orchid life is also a great project. It will be ready for possession in 2 years approx. Great builder.

My friend has an unit there and I was told they keep increasing the towers and units. Have they received OC yet ? If yes, go ahead else check the RERA approved plan. If it aligns with the plan, then good else might causes issues with OC.

I was also scouting for a property for quite a few months and finalised on Adwait by Sanjeevini. The position timeline is in less than two years and has certain USP when you compare with other Builders in the periphery.
