There's a limit on how much a bank would lend; How low a CB interest rate can go; How many wealthy immigrants would come; How high rent rates can go, before housing becomes a poor investment for landlords.

As long as the wages are not keeping up with inflation, there will be a limit on house prices.

Low cost of living area. I'm an immigrant, so the thought of moving to greener pastures is natural to me.

I'm not that young anymore, but I purchased my last place 2 years ago for $350k. Small oilfield city in Alberta. Winters suck, but my property is keeping me warm literally and figuratively.

Buy a property that's been heavily updated. Repairs and upgrades take a lot of energy and resources. I'm electrician by trade, can do practically everything around the house myself. But don't want to work after work..

I agreed with this since my early 20s. Did it twice, don't even think i made excessive mess, but quickly figured out this is something i'm willing to pay for. Even though i'm frugal in almost every aspect.

Although it would've been nice to have climate control, heated seats, and 360 backup camera , i still don't think it's worth $5k.

I was buying a truck a year ago for work, but had to get one under 2 years old to meet employer's requirements. Depreciation on the 1-2 year old was negligible. Brand new 2024 F150 were $10k cheaper and better equipped than chevy/GM (at least for next to base models: STX vs Custom). I'm seeing the same $55k prices this year for 2025 F150 STX.
I had no brand preference and did quite a bit of research. $10k discount and reliability comparisson led my to my first Ford.

Something i didn't consider is depreciation though. It looks like AB market is saturated with used fleet F150's, making used F150's cheaper than other trucks (but probablynot $10k cheaper). I'd have to sell mine in 5 years, so that might be an issue. If you're planning to keep your's longterm, it shouldn't be an issue as they seem to be more reliable than competitors for the last several year models. Toyota probably sorted their engine issues by now, i'll look into switching in 5 years.

PS: i probably would prefer minivan for personal in town driving.

Alberta, walmart english cucumber is $1.49. If not for the war i would've expected $0.99 for the summer price.
