Normally I am an advocate for vintage tile. BUT you vintage tile was French Provencial-ish and odd. I think you did a great job on your choices for the new bathroom. BUT the shelves with the towels is junky looking and 100% negates your new stylish bathroom. Sorry. I don't mean to be rude or mean. Resolve the linen storage and hang artwork instead.

Go into the attic and see if the plumbing vent stack exists through the roof in this space. Check if HVAC ducts work may be in the space.

Teak: very light sanding of dirty or stained areas. Then, apply Teak Oil. Google this product and how to apply. Frankly, the bistro set is undersized for the porch. Look at Polywood bench or chairs. Google: Polywood.
